Site work, paving and new construction of a mixed-use development in Le Mars, Iowa. Completed plans call for the construction of a 176,000-square-foot educational facility; for site work for a educational facility; sidewalk / parking lot; for paving for a sidewalk / parking lot; water / sewer project; and playground / park / athletic field.

The project includes all construction activities for the Le Mars CSD Elementary School. This involves all earthwork to shape the site, preparing the existing grade for the new building, bringing utilities from adjacent streets, and installing a geothermal well field for the building's mechanical system. The new 176,000 SF facility will include classroom wings for Kindergarten through 5th grade, a new competition gym, two auxiliary gyms, cafeteria, commons, media center, Pre-K wing, and support spaces. Associated site improvements will include parking lots, bus loop, bus drop-off zones, playgrounds, site utilities, hard surfacing, playgrounds, a loading dock, landscaping, and additional site furnishings. The building shell will consist of precast, glazing, and metal panels; the interior structure will use structural steel and Mass Timber. Subcontractors interested in bidding on earthwork, erosion control, site utilities, landscaping, playground equipment, fencing, stripping, and site signage must first submit qualifications for review. Instructions require submissions of a straightforward, concise Statement of Qualifications in a single PDF via email. Pre-qualification requirements: - Firm experience and technical competence, including years in business, number of similar projects completed, type of work, relevant project experience and references, value and name for each type of work, and details on work performed by own forces versus subcontractors - Key personnel, including identification and experience of on-site foreman, current project and availability, and organizational structure summary - Capability to perform, including current workload, number of projects, total contract values, and performance and payment bond rate - Safety performance (EMR) - Familiarity with project location through a list of current or past projects within a 150-mile radius - Confirmation of no material objections to the subcontract or supplier agreements provided as appendices Design is planned to be 100% complete with construction documents by March 4th, 2026. 100% Design Development documents are planned to be complete by December 10th, 2025. The project is to commence in March of 2026 with site work and complete Summer of 2028
