The City of Lake Jackson is requesting written qualifications to provide ConstructionManager at Risk (CMAR) Services for theCity of Lake Jackson Public Safety Facilities Projects. Preconstruction Services: The CMAR will work with the Architect and the City during the design process to ensure the feasibility and constructability of the Public Safety Facilities (Police Expansion and Fire Station No. 1 Renovation) Projects. The CMAR will also be responsible for cost estimates during both the schematic design, design development, 95% GMP, and IFP/C phases of the project. The CMAR will work with the Architect and City to ensure that the cost of construction of the Project is within the estimated Construction Budget through the selection of construction systems and materials, detailed CSI format cost estimating, scheduling, and other means, including identifying potential constructability/conflict issues. The CMAR will also review the project schedule and identify the critical path and long lead items. Upon the completion of the design development phase and prior to the completion of the 100% set of construction documents, the CMAR will submit a proposal of a Guaranteed Maximum Price (GMP) for the construction of the Project, which is within the Construction Budget of the City Project Budget The proposed Police Station Expansion project budget is Four Million Nine Hundred Thousand Dollars ($4,900,000.00) and the proposed Fire Station No. 1 Renovation project budget is One Million Eight Hundred Thousand Dollars ($1,800,000.00).
