Renovation of a municipal facility in Bemidji, Minnesota. Completed plans call for the renovation of a municipal facility.

The project consists of replacing two rooftop units (RTUs) and their associated equipment curbs. The RTUs and plenum curbs will be purchased directly by the Owner, while the Contractor will provide all labor, materials, and services necessary for installation. Removal of the existing RTUs and installation of the new units will occur during a planned three-day air outage beginning on a Saturday, with the exact date selected by the Contractor from an acceptable range provided later in this document. Airflow must be restored by Tuesday (Day 4) following the outage. Final piping connections, miscellaneous equipment installation, Owner-provided equipment startup, and controls will be completed after the outage window. The scope also includes all electrical power modifications and roof patching required to accommodate the new RTUs, as well as coordination with the Owner's BAS contractor, who will be contracted directly by the Owner. In addition, the Contractor shall review the Owner-provided RTUs and associated plenum curbs for fit and compatibility with existing field conditions before equipment is procured. Bid security shall be submitted with each bid in the amount of 5 percent of the bid amount. No bids may be withdrawn for a period of 60 days after opening of bids. Owner reserves the right to reject any and all bids and to waive informalities and irregularities. Bids will be received for the prime contract including all work to be performed. A. Bidders shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time. Start of construction to be August 17th, with final completion no later than September 30th. If the contractor fails to complete the work within the time specified in the contract, or any extension, the Contractor shall pay to the Owner as liquidated damages, the sum of $200.00 for each day past the agreed upon completion date. This is not a penalty, but rather liquidated damages for each calendar day that the Contractor shall be in default after the time specified for the completion of the work. Liquidated damages are specified due to actual damages, which the Owner would sustain as a result of the delay. A. Assembly including casing, coil, fan, and motor in horizontal discharge configuration with adjustable discharge louvers. B. Electrical Components, Devices, and Accessories: Listed and labeled as defined in NFPA 70, by a qualified testing agency, and marked for intended location and application. C. Comply with UL 2021. D. Comply with UL 823. A. Heating System 1. The scope of work shall include a complete chemical cleaning as specified in this section of all new piping and existing piping upstream of the isolation valves. Existing fluid shall be reused after testing is completed. Contractor is responsible for all additional system fluid for the additional new piping and equipment.
