Site Directions: The contemplated work is located on the approximate 15 acre Bemidji Rail Corridor Property located along the southerly edge of downtown Bemidji, Minnesota. The property is located between west of the Mississippi River, east of Park Ave, south of 2nd Ave NW, and north of the BNSF railroad. Based on November 3, 2025, Notice to Proceed, all work on this project as shown on the plans or described in the specifications shall be substantially completed by July 17, 2026; final project closeout shall be completed by no later than July 31, 2026. The Demolition of work consists of demolishing a one-story metal shed approximately 3,700 square feet, a two-story brick building approximately 13,000 square feet, a one-story block building approximately 4,900 square feet. The building demolition removal of all asbestos-containing and hazardous materials. Demolition will also include removal of surface and below grade improvements, removal and capping of utilities and restoration and repair of surface improvements as described in these Plans and Project Manual. The Soil Remediation and Earthwork portion of the project will involve preparing the site environmentally and geotechnically for future YMCA/Childcare facility, and three Mixed-Use Buildings. The soil remediation consists of exporting approximately 8,000 tons of contaminated soil to a regulated landfill, approximately 30,000 cubic yards on-site management of Industrial/Commercial SRV's urban fill soils, approximately 10,000 cubic yards of geotechnical correction of common excavation and peat/swamp soils, and import of approximately 33,000 cubic yards of granular soils for backfilling and/or filling of site as described in these Plans and Project Manual.
