Renovation of an elderly care / assisted living facility in Montclair, New Jersey. Completed plans call for the renovation of a 2,875-square-foot, three-story above grade elderly care / assisted living facility.

Sealed bids are being solicited for Montclair Senior Hub-Interior Renovations. The work must be completed within 90 days after receiving the Notice to Proceed. Bids must be submitted on prescribed forms provided with the Contract Drawings and Specifications, including a non-collusion affidavit and ownership statement compliance form. Each bid must be accompanied by a Consent of Surety and a certified check, cashier's check, or Bid Bond of not less than ten percent of the amount bid, not to exceed $20,000.00, as a guarantee of contract execution and proper performance security. The successful bidder must provide a performance and payment bond for 100 percent of the accepted bid amount and furnish the required insurance policies or Certificates of Insurance. In case of default, the check or bond will be forfeited as liquidated damages. Corporations not chartered in New Jersey must provide certification that they are authorized to do business in New Jersey. BASE BID: The base bid scope of work consists of the selective demolition of all interior construction within the project area (Base Bid and Alternate areas). The base bid scope of work for the proposed construction, including, but not limited to, mechanical, electrical, Plumbing, finishes, partitions, doors, millwork, etc, is limited to the MultiFunction/Lounge Spaces A/B, Reception, Seating Area, Coffee Bar, Closet and Storage as indicated in the key plan. The base bid scope includes the provisions for the doors, frames and hardware for Doors 105 and 100D. The base bid scope includes the installation of batt insulation within the wall areas between the base bid and alternate. 2. ALTERNATE No 1: The scope of work for Alternate No 1 consists of the interior fit-out, including, but not limited to, mechanical, electrical, Plumbing, finishes, partitions, doors, millwork, etc, of the Corridor 101, Storage 101A, Office 102, Office 103, Closet 104A and Digital Inclusion/Meeting Room 104. Question Deadline 01/08/2026 All questions, interpretations, clarifications in regard to the specifications must be received at least seven (7) days prior to acceptance of bid/proposal. Any supplemental instructions will be in the form of written addenda to the specifications and notice will be provided through an advertisement in the Township official newspaper, sent to potential bidders who provided a physical or email address when obtaining a copy of the proposal/bid package, or had submitted a proposal/bid subm A pre-bid conference will be held at the project location, with attendance strongly recommended but not mandatory. Bidders are required to comply with all applicable laws, including the New Jersey Prevailing Wage Act, disclosure of partners and stockholders, and regulations on equal employment opportunity. Bids must be enclosed in a sealed envelope with the bidder's name and address, labeled for the specified BID NO. 26-05. Bids are irrevocable for sixty days. The Owner reserves the right to reject any or all bids, waive irregularities, and accept the lowest, responsive, and responsible bid. Additional requirements related to debarment, wage certification, and contractor registration as dictated by law are also applicable. *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project.
