Renovation of an educational facility in Boiling Spring Lakes, North Carolina. Completed plans call for the renovation of a educational facility.
Replacement of approximately 161,032 sf of standing seam metal panel roof system with standing seam metal panel roof system as specified. All bidders are notified that they shall be properly licensed under the state laws governing their trades. Submit questions to REI Engineers, Inc. in writing to the Project Manager's email address listed above no later than 5:00 PM at least 7 days prior to the bid due date. Question Deadline 01/13/2026 at 5:00 PM ET This work includes the provision oflabor, material, equipment, supervision and administration to integrate the work outlined in these specifications into the total building system such that no leakage into the system occurs. In general, the scope of work in the Base Bid includes: 1. Standing Seam Metal Roof - Roof Areas A1 through A3: a. Remove and dispose ofthe roof system including flashings and sheet metal down to the steel deck. b. Secure the existing steel deck to structural framing members. c. Provide 1.5" roof insulation loose laid. d. Provide cover board loose laid. e. Provide self-adhering underlayment. f. Provide standing seam metal roof panel system along with flashings, trim and accessories. g. Provide snow guard system along eave edge and upslope side of roof penetrations. h. Provide a complete, weathertight, 20-year warrantable roof assembly with 30-year finish warranty. i. Provide metal wall panel system along with flashings, trim and accessories. j. Provide metal soffit panel system along with flashing, trim and accessories. k. Provide exterior paint to all exising curb vents, caps, covers and pipe penetrations. 2. Standing Seam Metal Roof - Roof Areas B, C, D2, E1 through E7, I1 and I2: a. Remove and dispose ofthe roof system including flashings and sheet metal down to the steel deck. 1) Remove and dispose of existing weather resistive barrier. 2) Store existing gypsum substrate to be reinstalled. 3) Store existing 3" insulation to be reinstalled. Remove and dispose of tape from seams and self-adhered underlayment at valleys, ridges and eaves. b. Secure the existing steel deck to structural framing members. c. Replace deteriorated gypsum substrate in accordance with Unit Prices and Quantity Allowances. Reinstall existing gypsym substrate stored for removal. d. Provide weateher resistant barrier. e. Replace deteriorated 3" insulation in accordance with Unit Prices and Quantity Allowances. Reinstall existing insulation stored for removal. f. Provide cover board loose laid. g. Provide self-adhering underlayment. h. Provide standing seam metal roof panel system along with flashings, trim and accessories. i. Provide snow guard system along eave edge and upslope side of roof penetrations. j. Provide a complete, weathertight, 20-year warrantable roof assembly with 30-year finish warranty. k. Provide metal wall panel system along with flashings, trim and accessories. l. Provide metal soffit panel system along with flashing, trim and accessories. m. Provide exterior paint to all exising curb vents, caps, covers and pipe penetrations. 3. Standing Seam Metal Roof - Roof Areas D1, F, G and H: a. Remove and dispose ofthe roof system including flashings and sheet metal down to the existing retrofit framing. b. Secure the existing retrofit framing to structural framing members as needed. c. Provide standing seam metal roof panel system along with flashings, trim and accessories. d. Provide snow guard system along eave edge and upslope side of roof penetrations. e. Provide a complete, weathertight, 20-year warrantable roof assembly with 30-year finish warranty. f. Provide metal wall panel system along with flashings, trim and accessories g. Provide metal soffit panel system along with flashing, trim and accessories. h. Provide exterior paint to all existing curb vents, caps, covers and pipe penetrations. 4. Metal Wall Panels - Wall Areas All Exposed EIFS: a. Provide metal wall panel system along with flashings, trim and accessories
