Demolition, site work and new construction of a mixed-use development in Cleveland, Ohio. Design plans call for the construction of a theater / auditorium; and 198,000-square-foot educational facility.

Provide Construction Manager at Risk (CMR) services to build a new high school, grades 9-12, with auditorium at the Glennville High School site, including abatement and demolition of the existing building and two other structures on site. The project includes specified technology and LEED v4 requirements. Also, provide CMR services for the abatement and demolition of eight additional buildings in two groups at various locations, coordinating with architect presentations for Landmark Heritage sites as needed. The CMR will be responsible for project financial tracking services and quarterly reconciliation for draw downs for all projects listed. Required services include constructability review of design documents, cost estimating, value engineering, schedule development and maintenance, subcontractor prequalification and bidding, and management of construction and closeout stages. All subcontracts must comply with specified statutory and contractual requirements, and the CMR must participate in the EDGE Program as required. The project is to be managed in accordance with the Ohio School Design Manual and utilize "open book" pricing for subcontracted work reviewed by the Owner, Architect/Engineer, and CMR. Bidders are to demonstrate their ability in financial tracking, draw down reconciliation, in-house estimating, scheduling, and management systems. Submittal instructions require use of Form F110-330, current insurance and bonding evidence, and identification of any EDGE-certified business participation, delivered electronically as a single PDF. All required forms and pertinent details are to be obtained through the OFCC website. As of February 3, 2026, project is in design through December 2026. Construction NTP January 2027-December 2028. CMAR short list identified, selection by end of February 2026.
