Renovation of an educational facility in Ottawa, Illinois. Completed plans call for the renovation of a educational facility.

As of January 20, 2026, this project has not yet been awarded. The project is expected to be awarded on January 29, 2026. The work consists of replacement of existing roof top mounted chiller and associated chilled water pumps, and additional work as indicated. The contract is a single prime lump sum contract. Bidders are required to provide bid security in the amount of not less than five percent (5%) of the Base Bid amount, in the form of a certified check, cashier's check, or bid bond. The successful bidder will be required to provide satisfactory performance and labor & material payment bonds covering the full performance of the contract. The cost of bonds must be included in the bid proposal. The successful bidder must ensure all employees and applicants for employment are not discriminated against due to race, creed, color, sex, age, or national origin. Documentation of participation in US Department of Labor-approved apprenticeship and training programs is required. Compliance is required with all relevant Illinois General Assembly acts related to wage rates, discrimination, sexual harassment, alcohol use, preference to Illinois workmen, Fair Employment Practices Commission, Equal Employment Opportunity, and the Substance Abuse Prevention on Public Works Act. The successful bidder must also pay no less than prevailing wage rates as determined by the Illinois Department of Labor, and bonds must guarantee performance of the prevailing wage clause. A criminal background investigation for all employees involved in the project is required. Employees with incomplete investigations or findings of sexual misconduct as defined by Illinois law shall not be staffed on the project. The owner reserves the right to reject any and all bids and to waive irregularities in bidding. The owner is exempt from Illinois Use Tax Act and the Retailer's Occupation Tax for this work. A. This Specification and the associated drawings govern the furnishing, installing, testing and placing into satisfactory operation the Mechanical Systems. B. Each Contractor shall provide all new materials indicated on the drawings and/or in these specifications, and all items required to make the portion of the Mechanical Work a finished and working system. C. All work will be awarded under a single General Contract. The division of work listed below is for the Contractor's convenience and lists normal breakdown of the work. D. Scope of Work: 1. Heating Work shall include, but is not necessarily limited to: a. Furnish and install air cooled chiller. b. Extend existing chilled water system including pumps, piping, insulation, and specialties. c. Furnish and install firestopping systems for penetrations of fire-rated construction associated with this Contractor's work. 2. Temperature Control Work shall include, but is not necessarily limited to: a. Furnish and install a complete temperature control system as specified in Section 23 09 00. b. Temperature control system shall consist of a full Direct Digital Control (DDC) system including all accessories, sensors, and programming. c. Furnish and install firestopping systems for penetrations of fire-rated construction associated with this Contractor's work. 3. Testing, Adjusting, and Balancing Work shall include, but is not necessarily limited to: a. Furnish complete testing, adjusting, and balancing as specified in Section 23 05 93, including, but not limited to, air systems, hydronic systems, plumbing systems, and verification of control systems. A. This Specification and the associated drawings govern furnishing, installing, testing and placing into satisfactory operation the Electrical Systems. B. The Contractor shall furnish and install all new materials as indicated on the drawings, and/or in these specifications, and all items required to make the portion of the Electrical Work a finished and working system. C. All work will be awarded under a single General Contract. The division of work listed below is for the Contractor's convenience and lists normal breakdown of the work. D. Description of Systems shall be as follows: 1. Electrical power system to and including luminaires, equipment, motors, devices, etc. 2. Rescue assistance communication system. 3. Wiring system for temperature control system as shown on the drawings. 4. Removal work and/or relocation and reuse of existing systems and equipment. E. Work Not Included: 1. Temperature control wiring for plumbing and HVAC equipment (unless otherwise indicated) will be by other Contractors.
