Addition to a clubhouse / community center in Garden City, Kansas. Completed plans call for the addition of a clubhouse / community center.
Proposals for Buffalo Dunes Golf Course Clubhouse and Restrooms Addition should be submitted in PDF format with the subject line, "Proposal for Buffalo Dunes Restrooms Architectural and Engineering Design Services." The submitting A/E must be clearly identified. The PDF should not exceed five (5) MB; if larger, it should be submitted via download link, compressed file, or USB drive delivered to the specified address. All proposals must be received by 9:00 AM on January 30, 2026. Proposals received after the deadline will not be considered. Questions regarding the RFP should be directed to Ticia Herd via email by January 9, 2026. Only proposals from interested A/Es who have provided an email address will receive written responses to their questions by January 16, 2026. All proposal submissions become the property of the City of Garden City. RFP Questions should be emailed to Ticia Herd Parks and Recreation Director Email: ticia.herd@gardencityks.us a. The following scope of design services, including architectural design, structural, mechanical, electrical, plumbing, and site/civil engineering services (including design/topo survey), energy modeling/analysis, technology and security integration and management, shall be provided by the A/E for the on-course restrooms and golf course clubhouse. b. A/E will work with the City of Garden City to coordinate services and follow all City and County development processes. This would include, but is not limited to, the City Neighborhood and Development Services, Finney County Planning, Public Works Department, and the Information Technology Department. c. Vision and Pre-Design i. Participate and follow directives conveyed in visioning work sessions in collaboration with the Buffalo Dunes Golf Course employees and other City of Garden City employees. d. Conceptual/Schematic Design Phase (Phase II) i. Refine program, space needs, and project scope. This phase will involve meetings with Buffalo Dunes Golf Course employees, a selected review committee, Buffalo Dunes Golf Course Advisory Board, Friends of Buffalo Dunes Board, and community members. e. Design Development Phase (Phase III) i. After approval and acceptance of the end product from Phase II by the City, the A/E will work to create detailed plans for building elevations, material selections, mechanical, plumbing, electrical/control systems, and final design. Several revisions of the plan may be needed as the project is developed during this planning stage. The A/E shall provide energy modeling for mechanical and other building systems under consideration. The A/E will then prepare a final design plan based on the input received from the City. f. Construction Documents i. After approval and acceptance of the end product from Phase III by the City, the A/E will be responsible for preparation of the required architectural/engineering drawings and plan documents, e.g. site plan, mechanical, electrical, plumbing, and structural plan. ii. After final approval of the architectural drawings and plan documents by the City, the A/E will create detailed construction and specification documents for bidding purposes. iii. The final construction documents shall include as a minimum: Site Plan, Landscaping Plan, Storm Water Management Plan, Roof Plan, Drainage Plan, Floor Plan(s), Exterior Elevations, Building Sections, Foundation Plan, Framing Plan(s), Detail Plumbing Isometrics, Door/Window/Room Finish/Header/Plumbing/Electrical Schedule, HVAC Plans, Electric Plans, Submittal Worksheets and the project manual including specification in the CSI format. iv. All final construction documents become the property of the City of Garden City. v. One or all projects may not be started immediately following the conclusion of the RFP work. g. Several local vendors and loyal supporters of Buffalo Dunes Golf Course are interested in donating services and/or building materials to the project. The design should accommodate these potential services and materials when possible and advantageous.
