Renovation of a theater / auditorium in Kalamazoo, Michigan. Completed plans call for the renovation of a 78,420-square-foot theater / auditorium.
Project has been rebid All work for the complete construction of the Chenery Auditorium Lighting Replacement Project will be under one or more prime contracts with the Owner based on bids received and on combinations awarded. The Construction Manager will manage the construction of the Project. Construction shall be in full accordance with the Bidding Documents on file with the Owner. Prime and Non-Prime Contract Bidders must place an order on the designated plan room website to download documents electronically or request printed documents. Bidders desiring printed documents shall pay for the cost of printing, shipping, and handling. Bid security in the amount of five percent (5%) of the Bid must accompany each Bid in accordance with the Instructions to Bidders. The successful Bidders will be required to furnish Performance and Payment Bonds for one hundred percent (100%) of their Contract amount prior to execution of Contracts. Contractors submitting bids for the performance of any Work as specified in this building Project should make such Bids to Kalamazoo Public Schools. The Owner reserves the right to accept or reject any Bid (or combination of Bids) and to waive any irregularities in bidding. All Bids may be held for a period not to exceed 120 days before awarding contracts. Alternate Bid No. 1 - State the cost to remove third floor bulbs in existing light fixtures and provide new in place of existing. Remove exit signs and provide new in place of existing. Rework third floor Corridor circuit(s) to connect to new N-Light relay control panel. The Theatrical Lighting Vendor (TLV) and EC shall both be responsible for providing a complete and functional system to the Owner at the completion of the project. B. Lighting System Scope 1. The existing dimming racks and dimming controllers are to be removed and returned to the owner for recycling as they see fit. 2. Any fixtures being reused in the space, per the specification, are to be removed by the Owner from the space and stored by the construction manager on site. Fixtures are to be made available to the TL vendor, upon request, for cleaning and retrofitting. 3. Owner to remove all other theatrical lighting fixtures and store in owner designated location on site. Owner responsible for designating fixtures chosen for reuse in other locations in the district and removal of them from the site. 4. The theatrical lighting vendor is responsible for hanging all new fixtures, and fixtures to be re-used by the venue, per the Owner's fixture layout. 5. (5) new power control panels are to be installed. a. Panel DR-A, DR-B are theatrical lighting only panels. b. Panel TLRP-A is a motorized breaker and constant power panels. c. Panel AEM1, AEM2, and AEM3 are UL924 rated relay panels for life safety. 6. A new architectural control processor and networking hardware will be installed to provide control of the new system. 7. The existing 600 amp disconnect will be modified and a new panel will be added as needed to connect with the new power control panels. a. Panel DR-A, DR-B - 400A, 3-phase, 4-wire plus ground per panel. b. Panel TLRP-A - 225A, 3-phase, 4-wire plus ground. c. Panel AEM1, AEM2, and AEM3 discretely fed from panels P1EM and ELS. 8. The existing theatrical distribution strips and boxes are to be replaced, unless otherwise noted. a. The theatrical circuits throughout the space are to be replaced as noted. b. Existing wiring is to be removed and replaced (Refer to NEC for pipe and wiring restrictions). c. Balcony plug boxes and wall pockets are to remain. Back boxes are to be cleaned. New insert plates and covers are to be installed. d. Stage floor pockets are to remain. Pockets are to be thoroughly cleaned. New insert plates are to be installed. 9. All existing architectural lighting circuits are being are to remain. Reference electrical drawings for additional requirements. 10. All wires are to be clearly marked at source and cable destination for circuit and location. 11. All the existing raceways, cabinets, ducts, circuit breakers and ancillary equipment associated with the original theatrical lighting system, that are not being directly re-used in the new system, shall be removed as part of the project. 12. New entry station light switches will be installed to allow basic lights to be turned on within the space. New wiring will be pulled to the light switches as needed. 13. All existing theatrical lighting fixtures are to be returned to the owner for disposition. 14. New LED profile, par, cyclorama, Fresnel, and automated fixtures will be installed in the space. See drawings for general locations and quantities. Owner to provide a site specific fixture layout to the TL vendor prior to installation. 15. A new ETC ION XE20 -12K lighting console shall be installed as part of this project. 16. All house lights and backstage lights are to be incorporated into the new lighting control system. 17. Orchestra shell lights are to be remove and replaced with manufacturer specific, DMX controlled, LED fixtures. 18. The low voltage entry stations will be programmed with presets as noted in the drawings. 19. A new lighting touch panel will be installed in the first floor control booth. An additional touch panel will be installed in the stage area. 20. Patch, repair, and paint any floors and walls where equipment has been removed. 21. See drawings for locations of all equipment to be installed. C. Architectural Stations Programming Scope (Functionality) 1. The possibilities and flexibility of the specified systems are vast and therefore it is beyond the scope of this specification to detail every possible control and programming decision. Because of this, the TL Vendor is required to meet with the Venue Manager (and any other persons of the Owner's choice) for a Programming Functionality Meeting. This meeting shall be a minimum of two (2) hours in length. During this meeting, the TL Vendor is to explain, clarify, coordinate, and develop a comprehensive plan for how to leverage the power of the systems, but most importantly, LISTEN to the Owner and develop a system that fulfills their use scenarios as best as possible. The TL Vendor can request that the Consultant and /or Architect join this meeting to offer insights and help discussions advance. Topics during this meeting should include at a minimum: a. Simple User control options (number of lighting presets, function or each button, etc.) b. Advanced User control options (adjusting colors, recording new presets, time clock functionality, levels of access). 2. There shall be two (2) programming sessions with the owner to define the programming for the architectural control station and touch screen. One (1) session prior to submittals, and one (1), session prior to completion of system commissioning of the project. 3. There shall be two (2) additional, 1-hour sessions provided for within 6-months of the owner taking possession of the space for programming touch-up with the owner. 4. The programming for these spaces is a very important part of the success of this project. As such, the TL vendor and Manufacturer should include ample time for implementation, testing, and updates. The programmer should be WELL VERSED in programming and setting up the products designed in this system.
