Project is no longer needed.** OPM Selection March 6, 2026 Questions concerning this RFQ must be submitted through the eProcurement Portal before 4:00pm, Tuesday, January 22, 2026. Introduction This Request for Qualifications is being conducted in accordance with the provisions of Massachusetts General Laws Chapter 149, 44A 1/2 , and all contracts must be strictly awarded in accordance with the requirements of the RFQ. If it becomes necessary to revise any part of this RFQ or otherwise provide additional information, an addendum will be issued to all prospective proposers who received copies of the original request. In accordance with M.G.L. Chapter 149, 44A 1/2 , and for the sake of this document, the term "Owner's Project Manager" (OPM) is intended to mean an individual, corporation, partnership, sole proprietorship, joint stock company, joint venture, or other entity engaged in the practice of providing project management services for the rehabilitation and supervision of existing structures at 158 Madaket Rd, its staff, and all of its sub-consultants. The OPM shall be a person who is registered by the Commonwealth as an Architect or Professional Engineer and who has at least five (5) years of experience in the construction and supervision of the rehabilitation and construction of existing structures; or a person, if not registered as an Architect or Professional Engineer, who has at least seven (7) years of experience in the construction and supervision of the rehabilitation and construction of existing structures. The OPM shall be independent of the designer, general contractor or any subcontractor involved in the building project. The "Awarding Authority" will be the Town of Nantucket through its Town Manager. Project Description The Affordable Housing Trust ("Trust") proposes to rehabilitate existing structures at a parcel to be determined to support the island's critical need for affordable residential units. The project will be rehabilitated and finished in compliance with all applicable Massachusetts public purchasing regulations and will reflect the Town's commitment to sustainable, efficient, and community-oriented development. The structures will include three residential units in a thoughtfully planned layout that integrates shared amenities, open space, and parking. The design will incorporate energy-efficient systems and resilient building practices tailored to Nantucket's climate and environmental standards. Considerations will include heating and cooling efficiency, integration of renewable energy where possible, and site infrastructure that addresses stormwater management, pedestrian access, and transportation connections. As this is a Trust-owned development, the OPM will be in regular communication with the different stakeholders regarding the design, rehabilitation and services of this development. As there are constantly changing supply chain demands and limited transportation options between the mainland and Nantucket, the proposers must be familiar with Nantucket's unique transportation and logistical challenges. This will include awareness of the most recent changes to the Massachusetts Building Codes, along with the Nantucket Building Codes and the Historic District Commission requirements. All qualified proposers must have experience with the coordination of new building projects to ensure the efficient delivery to Nantucket in the new development. OPM services and Construction funding for this project was secured at the 2024 Annual Town Meeting.
