Renovation of an elderly care / assisted living facility in Miami, Florida. Completed plans call for the renovation of a 80-unit elderly care / assisted living facility.

This project is for exterior improvements and a new full capacity generator for approximately 80 dwelling units at Edison Plaza Elderly, located at 200 NW 55th St, Miami FL. The scope of work includes replacement of all exterior windows and doors, installation of a new full capacity generator to service the entire building, exterior site lighting, and other related work. General repairs and rehabilitation at the Edison Plaza Elderly Housing complex are required, including but not limited to: selected demolition and removals, cutting and patching of existing improvements to accommodate contract work, replacement of stand-by emergency full capacity electrical generator and related installations, construction of a new CBS structure to house the generator, replacement of exterior doors, windows, and storefront assemblies, light fixture replacement at parking and site areas, and incidental work as indicated in contract documents. The contractor is responsible for all job tasks required for the scope of work, cleanup, removal of debris, arranging storage facilities if needed, and providing all materials, labor, equipment, and permits/inspection fees for full completion according to relevant codes and standards. Bidders must hold a valid, current, and active State and/or Miami-Dade County contractor's license consistent with the requirements of the scope of work. A bid guarantee is required for bids in excess of $25,000, and a 100% performance and payment bond is required if the total bid exceeds $100,000. Question Deadline 02/26/2026 A. Protect existing trees to remain during construction phases. Provide tree protection barriers for those existing trees adjacent to tree transplantation operations. Any trees scarred or destroyed, designated to remain, will be replaced at the Contractor's expense, with similar species, size, and quality. B. Remove other vegetation as necessary and as directed by the A/E to accommodate new plantings. Prepare areas to be planted according to Section 02900. C. Resulting tree pits of relocated material shall be backfilled with clean fill and brought back flush with surrounding grade, unless the pits are to be immediately replanted. Stabilize grade if required. Correct problems caused by erosion, wind, etc., in the reclaimed area. Pits to be quickly replanted shall be surrounded by safety barricades to prevent accidental falls into pits. 1. In areas where new plant material will replace relocated plant material, appropriate planting soil mix shall be used as backfill. A. Provide all labor, materials, necessary equipment, and services to complete any mechanical and/or plumbing work and related work, as indicated on the drawings and as specified herein.
