The project involves hiring a contractor to perform interior re-painting of condominium type apartments with owner provided paint on an "as needed" basis, delivered by Unit Price Job Order (UPJO). The work is to be done in the Family Student Housing, called University Village, which includes West Village and East Village Apartments in Albany. The job consists of both complete and partial re-painting of interior townhouse type apartments that are unoccupied during apartment turnovers, with an estimated 3-4 apartments per week during summer apartment turnover and continuing into the fall. All work will be performed in University Village with owner provided paint. The total combined cost for all Job Orders will not exceed $866,667 during the 1-year Base Term, and $866,667 during each 1-year Option Term, for a maximum contract value of $2,600,000 over 3 years. The cost of any individual Job Order Authorization will range from $4,500 to $50,000. Bidders are required to submit a Contractor’s Special Statement of Experience, providing documentation of at least three and up to five comparable interior re-painting projects completed in the past five years with a value of $400,000 or greater, all within the nine Bay Area counties. A notarized letter from the bidder's surety stating bonding capability for $866,667 is also required. Work excluded from the UPJO is detailed in Exhibit 21 of the bidding documents. The successful bidder must have a current and active California C-33 Painting and Decorating Contractor license at the time of bid submission, provide bid security of $50,000, and comply with all relevant wage and working condition requirements. Only bidders who attend the mandatory pre-bid conference and site tour in full will be allowed to bid.
