Site work and paving for a theater / auditorium in Spencer, Oklahoma. Completed plans call for site work for a theater / auditorium; and for paving for a theater / auditorium.

It is the intent to describe the scope of work included in each Bid Package. The bid shall include all the requirements in the plans and specification sections listed in the published bid documents, unless specifically noted otherwise. If the scope of work includes Labor, the successful bidders must provide General Liability, Auto, and Workers Compensation insurance with Certificate listing Additional Insured and Waiver of Subrogation in favor of the Owner, Architect, Construction Manager, and any others requested at time of contract issuance. If the scope of work is to only supply Material, the successful bidders must include all labor, materials, services, and incidentals required for complete fabrication, manufacture, and delivery to the project site for the materials included in the designated specification sections and drawings. If any Bidder is unclear as to the Scope of Work required, contact the Architect/Construction Manager prior to bidding. Prior approval is required for all bid packages. Do not modify, add, or delete from scope of work or the Owner may set the bid aside. Performance, payment, and warranty bonds are required for bids in excess of $50,000. Bids shall include removal of all trash and debris created by each bidder's work, and delivery/loading/unloading of materials. The project is tax exempt. Bid packages are designed to be bid separately, but combinations will be received. Multiple mobilizations may be required based on schedules of work. Change orders allow a maximum of fifteen percent for overhead and profit. Owner Furnish Items / Responsibilities o All costs associated with 3rd party inspections, including soils, concrete, and steel. Scope to include observations, sample collection, laboratory examination / testing, and result reporting. CM to coordinate activities directly with 3rd party testing agency according to job progress requirements. Construction Manager Special Provision o QUAD Construction will furnish a storage unit to accommodate housing of auditorium seating during the extent of the project. Bid Package 1. Demolition & Concrete This separate proposal shall include all labor, materials, equipment, and related items including incidentals that are required to complete this scope of work per complete plans and specifications. The following references specific items to note for this proposal: Section 02 41 13 - Selective Site Demolition Section 03 30 00 - Cast-In-Place Concrete Section 03 30 35 - Under Slab Sheet Vapor Retarder Includes but not limited to: o Remove all fixed audience seating in auditorium & store safely for reinstallation. Storage location to be provided by GC. o Remove all anchoring devices for existing flooring - fill resulting holes with grout / floor patch. o Sawcutting and demolition of concrete slabs for underfloor installation. o Excludes trenching, and installation of plumbing systems including backfill/aggregate fill to bottom of concrete slab elevation, by Plumbing contractor. o Infill trenches with concrete upon completion of Plumbing and Electrical rerouting. Include vapor barrier, dowels, keyed joints, etc. as required. Trowel and broom finish. o Provide protection of existing surfaces, utilities, and structures throughout the demolition process. Coordinate activities and traffic flow with site superintendent and associated trades as needed. o Provide work zone permits and associated traffic control as required. o Complete removal and haul-off of debris generated from demolition and concrete placement process, followed by a broom sweep of the area. Bid Package 2. Plumbing Systems This separate proposal shall include all labor, materials, equipment, and related items including incidentals that are required to complete this scope of work per complete plans and specifications. The following references specific items to note for this proposal: Division 22 - Plumbing (Complete) Includes but not limited to: o Perform make-safe and disconnect operations for all systems to be removed/rerouted - refer to "General Demolition Notes". Coordinate with Demolition contractor on all related activities. o Include all trenching for amended plumbing and piping reroute as required per plans. Includes all plumbing, complete with connections, fittings, backfill/aggregate fill to bottom of concrete slab elevation, hauloff of spoils, etc. per plans and specs. o Any unidentified underground utilities or systems that are disturbed during trenching to be brought to the attention of the CM for immediate resolution and restoration of existing services. Hand digging should be expected in areas where existing utilities are identified - to be included in scope of work. o Remove and dispose of existing sump pump as described in plans. All trenching methods shall be OSHA-compliant, including but not limited to warning flags, fencing, stepped trenches, and trench boxes. All backfill to be per plans and specs. o Scope to include any associated permit fees & inspections process. o Include layout and staking as required for this scope of work. o Include gas piping to new generator (25kW minimum) on the roof, to support pump system. Bid Package 3. Electrical & Generator This separate proposal shall include all labor, materials, equipment, and related items including incidentals that are required to complete this scope of work per complete plans and specifications. The following references specific items to note for this proposal: Section 07 84 13 - Penetration Firestopping (as applicable) Section 08 31 13 - Access Door and Panels (as applicable) Division 26 - Electrical (complete) Includes but not limited to: o Perform make-safe and disconnect operations for all systems to be removed - refer to "General Demolition Notes". Coordinate with Demolition contractor on all related activities. o Supply and install manual transfer switch in Mech/Elec Rm 116 and 50A power inlet box on exterior wall per plans and specs. Include new generator (25kW minimum) to support pump system, to be located on the roof. Include crane/erection. Roof structural support, curbs and patching by others.. o Include all equipment, panel gear, breakers, wiring, conduit, receptacles, and other supporting materials as applicable. o Provide labeling where applicable. o Temporary services (power & lighting). o Seal all conduit penetrations thru rated walls and thru exterior building envelope. Alternate: Automatic Transfer Switch in lieu of Manual Transfer Switch Unit Price: Hourly labor for repair of existing underfloor conduit/wiring for seat lighting systems. Associated material costs to be accepted at 10% markup for OH&P. Bid Package 4. Flooring & Sealed Concrete This separate proposal shall include all labor, materials, equipment, and related items including incidentals that are required to complete this scope of work per complete plans and specifications. The following references specific items to note for this proposal: Section 09 05 61.13 - Moisture Vapor Emission Control Section 09 61 16 - Concrete Floor Sealing Section 09 65 13 - Resilient Base and Accessories Section 09 65 19 - Resilient Tile Flooring Section 09 68 13 - Tile Carpeting Includes but not limited to: o After trenches are infilled, perform surface prep for new flooring. Includes removing all existing epoxy coating in auditorium (beyond just trenched areas), grinding/leveling, etc. o Sealed concrete according to floor plan. o Carpet Tile, LVT, Wall Base, Transition Strips. o RH and Calcium Chloride moisture test costs to be included. o Perform clean & prep of slab areas to receive concrete floor finish per manufacturer's recommendation. Apply multiple coats of material with appropriate dry time between coats to achieve required thickness/millage. Utilize pigmented semi-transparent sealer. Bid Package 5. General Trades This separate proposal shall include all labor, materials, equipment, and related items including incidentals that are required to complete this scope of work per complete plans and specifications. The following references specific items to note for this proposal: Section 12 61 00 - Fixed Audience Seating Includes but not limited to: o Re-install all auditorium seating per plans. Include fastening to floor slab. o Perform complete check of all retracting seats, springs, factory fasteners, and tablet surfaces to ensure proper operation and free from conflict with adjacent materials. If questions arise during the bidding process regarding the meaning of any portion of the contract documents, the prospective bidder shall submit the questions to the Architect for clarification
