Site work and new construction of a mixed-use development in Joint Base Lewis McChord, Washington. Completed plans call for the construction of a 22,152-square-foot military facility; for site work for a military facility; and water / sewer project.

This sources-sought announcement is a tool to identify businesses with the capability to accomplish the work who are interested in this project and is for information/market research purposes only. Interested firms should submit a capabilities package limited to 3-4 pages (exclude Joint Venture and Bonding information from page count) Construct a 22,152-square-foot standard design Tactical Equipment Maintenance Facility to provide maintenance, repair, and vehicle storage capabilities for the 1st Special Forces Group (Airborne). Work includes a primary maintenance facility equipped with a bridge crane, maintenance bay pits, and vehicle lifts, and requires erection of a pre-engineered metal building, site excavation and grading, and installation of water, sewer, and telecommunications systems. The project provides separate buildings for oil storage and component storage, administrative and tool storage areas, organizational equipment parking, and comprehensive interior design and audio-visual services. Construction must meet Department of Defense requirements for high-performance and sustainable buildings and incorporate Low Impact Development features. The facility must comply with Department of Defense Minimum Anti-Terrorism/Force Protection standards, Unified Facilities Criteria, the DoD Building Code, the Installation Architectural Compatibility Plan, applicable Army regulations, and Federal environmental laws. The project must include physical security measures, cybersecurity requirements for control systems, and accessible design for individuals with disabilities. The site is located above the 100-year floodplain. Location: Joint Base Lewis-McChord 90494 Madison Ave., Joint Base Lewis-McChord, WA 98438 The Method of Contractor Selection has not been determined at this Time. Provide a maintenance, repair, and vehicle storage building. This project is required to provide necessary maintenance facilities for the 1st Special Forces Group (Airborne). The construction of this facility will directly address critical shortages in maintenance, repair, and vehicle storage infrastructure required to support the assigned mission and force structure. There are no existing equipment maintenance facilities available at JBLM to meet this requirement. Site and Infrastructure:** Site improvements, including excavation and grading. Organizational Vehicle Parking. Supporting site work including roads, sidewalks, and general parking areas. Installation of site utilities (water, sewer, and telecommunications). Passive Force Protection measures. Building Systems:** Comprehensive interior design and audio-visual services. Installation of Building Information Systems.
