Preventative maintenance and minor repair services are required for approximately 110 World War II era wood and relocatable facilities at Joint Base Lewis-McChord (JBLM), Washington. The contractor shall provide all personnel, equipment, supplies, transportation, tools, materials, supervision, and non-personal services necessary to perform maintenance and repairs in accordance with the Performance Work Statement (PWS). Services include carpentry, plumbing, electrical, HVAC, painting, locksmithing, asbestos abatement, and ADA compliance modifications. The contractor must establish a customer service center to receive and respond to service requests categorized as emergency, urgent, or routine, and maintain a service order tracking system and monthly reporting. Recurring work includes scheduled preventative maintenance and seasonal winterization/de-winterization of facilities. The contractor is responsible for water service lines, sewer lateral lines, electrical systems up to the weather head, and fuel tanks and lines. Environmental compliance is required, including hazardous waste handling, spill response, and sustainable acquisition practices. Coordination with building occupants and other contractors is necessary to avoid disruptions. The contract includes a base period of six months and four option years, with firm fixed pricing and invoicing requirements. All work must comply with applicable federal, state, and local regulations, and JBLM policies.
