Renovation of a mixed-use development in State College, Pennsylvania. Completed plans call for the renovation of a educational facility.

Work includes caulk abatement, window replacement, new LVT flooring, painting, lighting updates, and PTAC replacements throughout North Hall. To receive attention, inquiries must be submitted not later than Noon, Ten (10) days prior to the Bid Date. The Bidder shall submit all questions, clarifications, bid document discrepancies or omissions via the eBuilder Q&A Board within the Bid Package. Asbestos Base Bid: 1. Caulk (White/Off-White - ACM Only) Associated with Windows - All Exterior Windows a. Interior caulk around window frames is ACM. Visible exterior caulk is Non-ACM but abatement contractor shall clean all caulk associated with windows (Old caulk may be beneath exterior newer caulk). b. Some damage to interior drywall is expected. Take precautions to limit damage. c. Caulk associated with exterior concrete panels is Non-ACM and can remain. 2. Caulk (Exterior Only, Original Gray Beneath newer Black Caulk - ACM) Associated with Entrance Doors a. Entrance doors do NOT get replaced but caulk gets replaced. Abatement contractor to remove exterior caulk around the frames. 3. Removal Procedures: i. Install a plastic critical seal on the inside of all windows and doors and removal to take place on the exterior of the building. ii. Abatement contractor to remove windows in their entirety (including frames, sashes, etc.). iii. Metal frames free of caulk and sashes/glass can be recycled or disposed of as construction debris. iv. Caulk around exterior door frames to be removed (doors and frames remain). v. All caulk debris to be disposed of as friable asbestos waste. vi. Caulks to be removed as intact as possible with hand tools. 1. If hand tools are not effective asbestos contractor shall use Oscillating tools only (No other power tools are allowed). vii. Debris shall not be allowed to fall to the ground and must be captured at the source in 5 gallon buckets or HEPA filtered vacuums. viii. Debris too small to be collected by hand shall be HEPA vacuumed. ix. Work at ground level requires drop cloths to catch debris. 1. Drop cloths are to be HEPA vacuumed, wet wiped and disposed by contractor as municipal waste. x. All cracks and crevices shall be HEPA vacuumed after removal. xi. Metal frames, glass and concrete/masonry are to be cleaned until no caulk residue is visible. xii. Asbestos contractor to remove caulk and windows in close coordination with General Contractor. xiii. Do NOT encapsulate surfaces following removal.
