The campus is located west of Baltimore City at the western end of Security Boulevard. The campus is comprised of approximately 57.4 acres. The site includes four (4) primary interconnected buildings containing approximately 928,292 gross square feet, and 2,961 surface parking spaces. The buildings are located on the central portion of the site and were built in 1995. The remainder of the site is green space, portions of which are designated as wetlands and a wildlife refuge. Outdoor dining, walking trails, and benches are available to the buildings' occupants. Overall, the buildings and grounds are in good condition. The purpose of this project is to replace and renovate the Campus roofs (approximately 300,000 sq ft) and elevators (6 passenger and 1 freight traction elevators in the Central Building, 6 passenger elevators and 1 freight hydraulic elevators in the South Building, Warehouse elevator). This Statement of Work is organized to identify the scope of services that are to be performed in a sequential manner however the DB Contractor may propose a schedule of design and construction activities that overlap a.k.a. Fast-track delivery strategy of beginning construction before the design is completed. The DB Contractor shall refer to GSA 013110 PROSPECTUS CPM SCHEDULE SPECS. The project consists of a comprehensive design-build renovation of roofing systems and elevator systems at the Centers for Medicare and Medicaid Services headquarters campus. The scope includes renovation and replacement of all existing roofs across the campus, totaling approximately 300,000 square feet, as well as modernization of multiple elevator systems. Elevator work includes passenger and freight traction elevators in the Central Building, passenger and freight hydraulic elevators in the South Building, and one warehouse elevator. The contractor will be responsible for all design, construction, coordination, and integration activities necessary to deliver fully functional, code-compliant roof and elevator systems in accordance with project requirements, performance standards, and schedule constraints. The project is anticipated to be completed within 450 calendar days from notice to proceed. Location: Centers for Medicare and Medicaid Services, 7500 Security Boulevard, Woodlawn, Maryland 21244. The order of magnitude for the contemplated acquisition is between $20,000,000 and $25,000,000.
