Site work and paving for an educational facility in Comer, Georgia. Completed plans call for site work for a educational facility.
Bids must be submitted in Duplicate on the Construction Manager's Proposal Form along with a 5% Bid Bond if required by the Bid Package. *The Construction Manager and Owner reserve the right to reject any and all bids and to waive technicalities.* Payment & Performance Bond - Special attention is called to bid packages requiring payment and performance bonds. All bonds are 100% Performance and Payment Bonds and the bonding company shall be a surety company certified on the United States Department of the Treasury's Listing of Approved Sureties (Department Circular 570), and rated no less than "A" by A.M. Best ratings agency and acceptable to the Construction Manager. Bonds to be submitted with Seven (7) Days of award of contract. The construction phase involves completing the Comer Elementary School Addition and Modifications - Site Package per the Construction Manager's schedule. Substantial completion for the building is July 31, 2026. Entire project completion date is June 30, 2027. SCOPE OF NEW CONSTRUCTION NEW CONSTRUCTION SHALL CONSISTS OF A NEW 1-STORY CLASSROOM BUILDING WITH ADJACENT CAFETERIA AND KITCHEN. NEW 1-STORY CLASSROOM WING WILL INCLUDE 6 NEW INSTRUCTIONAL UNITS COMPLETE WITH NEW ADMINISTRATION AND SUPPORT SPACES TO SERVICE NEW UNITS. SCOPE OF MODIFICATIONS 1-(EXISTING) CLASSROOM 614 SHALL BE MODIFIED INTO A PAIR OF SPECIAL EDUCATION CLASSROOMS. 1-(EXISTING) CLASSROOM 615 SHALL BE MODIFIED INTO A SPECIAL EDUCATION CLASSROOM. (EXISTING) CAFETERIA, KITCHEN, AND SUPPORT AREAS SHALL BE MODIFIED INTO 3 CLASSROOMS. NEW CAFETERIA, KITCHEN, AND SUPPORT SPACES SHALL BE CONSTRUCTED IN THE NEW ADDITION. SCOPE OF RENOVATIONS EXISTING CLASSROOMS, CORRIDORS, AND RESTROOMS, WHICH ARE NOT A PART OF THE MODIFICATIONS, TO RECIEVE NEW WALL PAINT, LIGHTING, AND FLOORING FINISHES 1 SITEWORK Provide supervision, layout and engineering, shop drawings, labor, material, equipment and other incidental items of cost to complete ALL SITEWORK as shown on the Civil (C) Drawings and Bid Documents, including but not limited to, the following: - Time is of the essence -parking lots and bus lanes must be completed for start of school in August 2026. - 5% Bid Bond Required - (See CM'sGeneral Package Notes) - 100% Payment & Performance Bond Required (See CM's GeneralPackage Notes) - Pollution Liability Insurance. Contractor shall meet or exceed all insurance requirements as set forth under Construction Manager's Special Conditions (Pages 7, 8 & 9 of CM Bid Package), including Pollution Liability Insurance. The Sitework and Demolition Contractor's work under this subcontract includes the handling and/or removal of pollutants, contaminants or other hazardous materials, the Subcontractor shall maintain Pollution Liability Insurance covering the Subcontractor's liability for bodily injury, property damage (including the loss of use thereof) and environmental damage resulting from pollution and related clean-up costs incurred arising from the work or services to be performed. Coverage shall be provided for both work performed on site as well as during the transport and disposal of hazardous materials. The limit of liability shall not be less than $1,000,000 per occurrence. Charles Black Construction Company and Owner and their officers, directors and employees shall be named as additional insureds. If work involves the transportation of hazardous materials subcontractor's pollution liability policy shall include the business auto and trucker's endorsement form CA 99 48 or its equivalent. - Site preparation, clear & grubb, site clearing, demolition & tree protection. Dispose of debris offsite. - Demolition and Haul off of existing structures and impervious materials offsite per Demolition plans. - Disposal must be to state approved site. - Contractor is responsible for all work as shown on Demolition Plan. - All Earthwork, Grading, Including Finish Grading, to Sub-grade & Finished Contours - Storm sewer system includes structures, tops. - Layout, Engineering & Staking all to complete this package. - Erosion Control, Soil Stabilization, Slope Protection & their Maintenance Until Stabilization & Acceptance by the CM. - This package includes all work required to abide by the requirements of the Manual for Erosion & Sediment Control in Georgia. - Any fines levied due to lack of erosion control maintenance will be the responsibility of the successful bidder for Bid Package Number One (1) - Sitework. - Monitoring will be conducted by a certified firm & paid for by the CM. The successful bidder for this Bid Package will be responsible for erosion control maintenance and Best Management Practices (BMP's) until accepted by the CM. The successful bidder will be responsible for site stabilization & should install stabilization measures as soon as possible. - Temporary & Permanent Grassing to all disturbed areas & it's maintenance until acceptance - Construction Entrance & Exit & Maintenance until acceptance - Be sure to visit the site to verify existing elevation & topo prior to bid - Progressive clean-up & final clean up. - Maintain access to the site & building pad at all times - Extra payments for rock is only for "Blast Rock" as described in the Specifications. Rip rock is included in the base bid. - Rock Removal (If applicable). - Excavation, Backfilling and compacting for structure, utilities and pavement. - Building Pads within 45 day from start of construction. - Complete outside domestic water, all tops, vaults, meters, hydrates, permits & fees, to within five feet of buildings. Water lines to be capped off, marked and protected. Irrigation meter included in this scope. - Complete exterior sanitary sewer system from 5' outside the building. Sanitary sewer lines are to be capped off, marked and protected. - Furnish and install 1500-gallon grease trap. - Furnish and install complete fire line and accessories. - Staking of all building corners as well as two independent benchmarks at the locations agreed upon with the Construction Manager. - Special Testing by third party independent agent will be responsible for all testing and paid for by Construction Manager /Owner. - Contractor is required to remove all silt fence and other BMP's once site has reached final stability per ES & PC final phase plan. - All landscape areas are to be rock hound for removal of all rocks and debris prior to permanent grass being sown. - Modular Block Retain Walls, including their design by Licensed Georgia Engineer. - All roof drain leaders and their respective lines from downspouts as well as 12" ADS pedestrian drains. - Contractor to make all final connections from rainwater to downspouts. All final connections should be set plumb, level and at the same elevation working off FFE. Construction Manager to assist in elevation. - Contractor to be prepared to work seven days a week, 12 hour days to meet the schedule, if deemed necessary by Construction Manager. 2 ASPHALT PAVING/CURB & GUTTERS Provide supervision, layout and engineering, shop drawings, labor, material, equipment and other incidental items of cost to complete all Curb, Gutter and Asphalt Paving, including but not limited to the following: - Time is of the essence -parking lots and bus lanes must be completed for start of school in August 2026 - 5% Bid Bond Required. (See Construction Manager's General Package Notes) - 100% Payment & Performance Bond Required (See Construction Manager's General Package Notes) - Contractor to include 400 sq. yds of binder repair at areas damaged by construction before topping is installed. Testing Company will verify quantities. Indicate the unit pricing on the proposal form. This pricing will be used for pricing purposes if quantities do not meet or they exceed base bid. - Asphalt Base and Binder. - Base, Binder and Toppping to be installed on front parking lot and drive lanes on or before July 31 st . Striping of these areas must be completed by July 31 st as well. - Base, Binder, and Temporary striping to be installed on the bus and service lanes by July 31, 2026. Topping in this area to be installed at completion of project -Spring/Summer 2027. - Curbs and gutters, and asphalt binder to be installed immediately upon completion of grading. Asphalt Topping will be installed at the end of the project. - Traffic and Handicap Signage. - Striping (Pavement Markings)
