Renovation of a clubhouse / community center in Scotch Plains, New Jersey. Completed plans call for the renovation of a clubhouse / community center.

Exterior: Removal of non-historic generator enclosure at east façade Bird Exclusion installations on facades per Reports Cap and repoint chimneys, add lighting rods for grounding protection Install new impact resistant glass windows and custom exterior wood storm windows where required to prevent ball strikes (~20 windows) Roof repairs where required at asphalt shingle roof and flat roof, call Garland Company for warranty insured repairs at flat roof portions, control pitch, rework copper flashings around the building Replace all exterior aluminum gutters with heavier duty galvanized steel with greater storm capacity, 6" half-round with screens and circle claps every 24" o.c. with 4" round leaders Trench and install new french drain around the entire perimeter of the building Complete Sanding/Priming/painting all exterior surfaces Interior: Volunteer removal of furniture and covering/protection of antiques in middle of rooms or relocation Demo/carting/etc., bathroom and concrete shower removal at second floor Selective demo at basement, second and third floors in preparation for next phases of construction work Brick repointing/remove parging at cellar Other associated mechanical/electrical/plumbing/security maintenance tasks (note: main HVAC work will have to take place in subsequent phases of work) Sealed qualifications are requested for the pre-qualification of historic renovation general contractors for the historic exterior and window rehabilitation of the Shady Rest Country Club. A non-mandatory walk-through is available for interested contractors at the project site. Specifications are available upon request from the Township Clerk. Envelopes must be clearly marked for pre-qualification for the historic exterior and window rehabilitation of the Shady Rest Country Club, and qualifications should be forwarded to the Township of Scotch Plains, Attention: Municipal Clerk. Pre-qualification requirements: Bidders are required to comply with the requirements of NJSA 10:5-31 et seq. and NJAC 17:27-1 et seq.
