Demolition, site work, paving and renovation of a mixed-use development in Montgomery, Alabama. Completed plans call for the demolition of a hospitality development; for site work for a hospitality development; for the renovation of a hospitality development; sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.
The work includes the complete demolition and removal of the existing two-story, approximately 42,000-square-foot commercial hotel building located at 4243 Inn South Avenue, Montgomery, Alabama, including all architectural, structural, mechanical, plumbing, and electrical systems. The contractor shall dismantle and properly dispose of all building components, finishes, and equipment; remove the roof, walls, windows, doors, floors, foundations, and any canopies; and extract all interior systems, including HVAC units, ductwork, piping, insulation, water heaters, plumbing fixtures, fire sprinkler systems, and electrical panels and conduits. Existing utility connections - including water, sewer, gas, and fire service lines--shall be disconnected, capped at the points indicated, and coordinated with the appropriate utility providers. Any pool on site shall be infilled and compacted to 98% density, and concrete slabs or sidewalks affected by demolition shall be removed, backfilled, and graded to facilitate mowing and positive drainage without blocking existing storm systems. The contractor shall clear all landscaping slated for removal, install and maintain erosion and sediment control measures per ALDOT specifications, and keep the site free of accumulated debris. All materials designated for salvage by the Owner shall be turned over as directed; otherwise, all demolished materials shall be legally disposed of in an EPA-approved landfill. The contractor shall secure and maintain all required permits, bonds, and clearances from applicable agencies, comply with national, state, and local building codes, and protect adjacent utilities, site elements, and remaining improvements throughout the duration of the work. Question Submission Deadline:February 13, 2026, 10:00am The City of Montgomery is required to comply with the Beason-Hammon Alabama Taxpayer and Citizen Protection Act, 31-13-1 et seq . of Code of Alabama 1975 (Act No. 2011-535), subsequently, all bidders are required to submit an E-Verify Affidavit stating they are enrolled in the E-Verify Program and the entire associated Memorandum of Understanding. The successful bidder is required to carry Workmen's Compensation Insurance and Public Liability Insurance, and if a subcontractor is employed, Contractor's Contingent Liability Insurance. A cashier's check or bid bond payable to City of Montgomery in an amount not less than five (5) percent of the amount of the bid, but in no event more than $10,000, must accompany the bidder's proposal. Performance and Payment Bonds and evidence of insurance required in the bid documents will be required at the signing of the Contract. Bidders are hereby notified that all provisions of Section 80, Act No. 571 Regular Session of June 19, 1959, approved November 19, 1959, entitled "An Act to Regulate the Licensing of General Contractors" shall be strictly observed. Also, it is necessary for persons submitting bids for work involving $100,000.00 or more to show satisfactory evidence of license as a general contractor. The City reserves the right to accept or reject any and all bids and waive technicalities. The contract shall not be binding upon either party or considered closed until approved by the Mayor of the City of Montgomery.
