Remodeling of a mixed-use development in Springfield, Illinois. Completed plans call for the remodel of a office development; office development; and warehouse / distribution facility.

Work includes constructing a new 42'- 0" x 120'-0" four bay pre-engineered wood framed building with a new 20'x 120' concrete apron. West side of structure shall have a one (1) hour fire rating. a. Architectural: Wood framed structure shall have a 20'-0" eave height, 6" reinforced slab on grade, standing seam metal roof, and overhead doors for truck storage. Downspouts on the building shall be tied into an underground drainage system. Building shall be insulated and meet 2018 IECC and ASHRAE 90.1-2019. Pre-Bid Meeting 02/25/2026 at 10:30 AM CT b. MEP: The following services will be brought to the building: a new 2" water service; a new 4" sanitary service, new UG natural gas service, and a new 400 amp electrical service. Plumbing includes new gas fired tankless water heaters, hose bibbs, emergency shower/eye wash, hand/ work sinks, oil/water separator, trench and floor drains. The building will be provided with gas fired ceiling hung radiant heaters. Structure will be ventilated with intake louvers interlocked with wall exhaust fans. New LED lighting inclusive of occupancy sensors will be provided. The building shall also have interior and exterior convenience outlets, and wall pack security lighting. c. The building will include compressed air piping throughout for operation of hand tools. 15% MBE/WBE and 0% VBE/PBE Question Deadline 03/09/2026 at 5:00 PM CT RFI, clarifications, additional manufacturers, etc. must go to A/E 7 business days prior to the bid date. 1. Springfield Sign Shop: IDOT437-0008: a. Architectural: (1) Work includes constructing a new 42'-0" x 120'-0" four bay pre-engineered wood framed building with a new 20'x 120' concrete apron. (2) The new building will be a pre-engineered wood framed building, 20'-0" eave height, 6" reinforced slab on grade, standing seam metal roof, and overhead doors for truck storage. (5) LED lighting inclusive of occupancy sensors will be provided. (6) The building shall also have interior and exterior convenience outlets, and wall pack security lighting. (7) The building will include compressed air piping throughout. 2. Springfield Team Section Emulsion Generation and Storage Building: IDOT437-0009: a. Architectural: (1) Work includes constructing a new 26'x 48' two bay building with a 12'x 48' concrete apron. (2) The building shall be a pre-engineered metal building with a 1:12 monoslope standing seam metal roof. (3) Low eave height shall be 20'-0". (4) Building shall have a 6" thick reinforced slab on grade with two 12" thick reinforced concrete slabs under emulsion storage tanks. (5) Downspouts on the building shall be tied into an underground drainage system. (6) Building shall be insulated and meet 2018 IECC and ASHRAE 90.1-2019. b. MEP: (1) New utility services will be brought to the building inclusive of water, sanitary sewer, underground electric and gas. (2) Plumbing includes new gas fired tankless water heaters, hose bibbs, emergency shower/eye wash, hand/ work sinks. (3) The building will be provided with gas fired ceiling hung radiant heaters. (4) Building will be ventilated with intake louvers interlocked with wall exhaust fans. (5) LED lighting inclusive of occupancy sensors will be provided. (6) The building shall also have interior and exterior convenience outlets, and wall pack security lighting. (7) Two vertical emulsion storage tank systems shall be provided. 3. Springfield Central Sign Shop: D0663: a. Architectural: (1) Work includes building alterations to expand the existing 1,872 square foot preengineered wood framed building with a 3,168 square foot addition. (2) The new addition will be a pre-engineered wood framed building with a standing seam metal roof. Roof slope shall match the existing in terms of roof slopes, and eave heights. (3) The building will be uninsulated with the exception of a forklift room in the southeast corner of the building. (4) New Addition shall receive a 6" reinforced slab on grade. b. MEP: (1) There is no plumbing, heating or air conditioning work in this building. (2) Building will have new Ventilation Exhaust Fans and Louvers. (3) LED lighting inclusive of occupancy sensors will be provided for both the existing building and addition. Construct storage buildings, upgrade the office building, and construct a building addition for the Divernon Maintenance Facility in Sangamon County. MBE/WBE subcontracting and supplier goals apply. The delivery method is single prime. The trade cost range is less than $4,000,000.
