Renovation of a multi-residential development in Roanoke, Virginia. Completed plans call for the renovation of a multi-residential development.

Project has not yet been awarded and the timeline for award has not yet been established ** City of Roanoke Redevelopment and Housing Authority, hereinafter referred to as RRHA, will accept sealed bids for Project Number 250601 "Balcony and Stair Repair and Replacement for Buildings 807 and 811 Hunt Ave., Hunt Manor, AMP 259". The Work generally consists ofremoval and replacement of four (4) elevated concrete slab balconies and components of supporting metal decking and framing. Removal and replacement of metal railings for exterior stairs. Following are the addresses ofthe buildings included in the Work: a. 807 Hunt Ave. Building -two (2) elevated balconies affecting two (2) apartment units each. b. 811 Hunt Ave. Building -two (2) elevated balconies affecting four (4) apartment units each. For information regarding bid documents contact Wanda Green at (540) 983-9202 or wgreen@rkehousing.org Question: Comments on specifications or other provisions in this Invitation to Bid must be submitted in writing to Joel Shank or email jshank@rkehousing.org at RRHA's Operations Division located at RRHA Central Administration Building, 2624 Salem Turnpike, NW, Roanoke, VA 24017, before Tuesday, March 3, 2025 at 1:00 P.M., local prevailing time. Construction Contractors are required under Title 54.1, Chapter 11, Code of Virginia (1950), as amended, to be licensed as a "Class A Contractor" before submitting a bid of one hundred twenty thousand ($120,000) dollars or more; or to be licensed as a "Class B Contractor" before submitting a bid of seventy-five hundred ($7,500) dollars or more but less than one hundred twenty thousand ($120,000) dollars. Each Construction Contractor will be required to give its State Registration Number on its proposal. Pre-Bid Meeting 02/17/2026 at 1:30 PM ET All bids in excess of $200,000 must be accompanied by a Bid Bond, (Part E Solicitation Document B), or an acceptable Bid Guarantee. The selected Bidder will be required to furnish a Performance Bond (Part F Contract and Bond Forms) payable to the "City of Roanoke Redevelopment and Housing Authority" for the full amount of the Contract for a contract in excess of $200,000, the cost of the bond to be included in the base bid. The selected Bidder will also be required to furnish a Labor and Material Payment Bond (Part F Contract and Bond Forms), which shall guarantee the completion of the Contract labor, and materials. Said Performance and Labor and Material Payment Bond to be in such form and with such sureties as RRHA may approve. While RRHA must promote full and open competition among prospective bidders, small business enterprises, Section 3 businesses, Minority, Service-Disabled Veteran, and Women-Owned business enterprises are encouraged to submit Bids as well as all other enterprises.
