Renovation of a mixed-use development in San Francisco, California. Completed plans call for the renovation of a theater / auditorium.

The project consists of in-kind replacement or elements of the Thurgood Marshall High School auditorium, including replacing the cork flooring in the house, refinishing the stage and stage stairs, and replacing the house light fixtures. The required contractor's license is Class B, General Contractor with Asbestos and Lead Certification or Sub-Contractor with Asbestos and Lead Certification performing the work. Only bidders that are duly and properly licensed may participate. Attendance at one of two scheduled job walks is mandatory for General Contractors who wish to bid. All attendees must sign in to be acknowledged and eligible to bid. Bids must be received before the specified deadline, and prevailing wages under California Labor Codes 1770 and 1771 apply. The Project is generally described as including but not limited to: In-kind replacement or elements of the Thurgood Marshall HS auditorium, including replacing the cork flooring in the house, refinishing the stage and stage stairs, and replacing the house light fixtures Enterprise Participation on Project - WBEs: at least ten percent (10%) overall for construction and nonconstruction services and supplies. - MBEs: at least thirty-five percent (35%) overall for construction and non-construction services and supplies. - LBEs: at least thirty-five percent (35%) overall for construction and non-construction services and supplies. Female workers: at least twenty percent (20%) Minority workers: at least seventy percent (70%) Veteran workers: at least ten percent (10%) UPGRADE PROJECT OF THE AUDITORIUM BUILDING INCLUDES SELECTIVE REPLACEMENT AND REFINISHING OF INTERIOR FINISHES AND LIMITED UPDATES TO BUILDING SYSTEMS. SCOPE INCLUDES REMOVAL OF EXISTING CORK TILE FLOORING AND ADHESIVES THROUGHOUT THE AUDITORIUM AND VESTIBULE AREAS, REFINISHING OF EXISTING WOOD FLOORING AT THE STAGE AND STAIRS, AND INSTALLATION OF NEW CORK FLOORING WITH TRIMS, ACCESSORIES, AND TRANSITIONS. EXISTING SUSPENDED CEILINGS, LIGHTING CATWALKS, AND CONTROL BOOTH AREAS ARE TO REMAIN, WITH REPLACEMENT OF EXISTING DOWNLIGHT FIXTURES AND PREPARATION FOR NEW LIGHTING AS INDICATED. MECHANICAL, ELECTRICAL, AND FIRE PROTECTION SYSTEMS WILL BE MODIFIED ONLY AS REQUIRED TO SUPPORT THE NEW WORK. THE AUDITORIUM BUILDING, A CONCRETE STRUCTURE CONSTRUCTED IN 1959, WILL BE PRESERVED THROUGH THIS LIMITED SCOPE TO EXTEND THE SERVICE LIFE OF EXISTING FINISHES AND MAINTAIN THE FUNCTIONALITY OF BUILDING SYSTEMS.
