Deliver to: Wapa (Ugp) Us Doe/western Area Power North Dakota Maintenance Office 707 North Bismarck Expy Bismarck Nd 58501 Us Devils Lake Electrician Building Garage Door Replacement & Addition. Western Area Power Administration has a requirement for the removal of existing overhead doors and the installation of new overhead door and a walkthrough door at the specified facility per Statement of Work. The services specified by this contract shall be performed at the following location(s): 824 HWY 20 South Devils Lake ND 58301. Delivery: 06/30/2026 1. Introduction This Statement of Work outlines the requirements for the removal of existing overhead doors and the installation of new overhead doors and a walkthrough door at the specified facility. The primary objective is to consolidate two existing 9' x 8' overhead doors into a single 20' x 9' overhead door and to replace an existing 7' x 9' walkthrough door with a new 7' x 9' overhead door. 2. Scope of Work The Contractor shall provide all labor, materials, equipment, and supervision necessary to complete the following tasks: 2.1. Pre-Installation: o Conduct a site visit to verify existing conditions and measurements. o Obtain all necessary permits and approvals prior to commencing work. o Develop a detailed project schedule. o Implement appropriate safety measures and barricades around the work areas. 2.2. Demolition and Preparation: o Remove two (2) existing 9' x 8' overhead doors, including tracks, motors, and associated hardware. o Remove any existing framing or structural elements between the two 9' x 8' door openings to create a single 20-foot wide opening. o Remove one (1) existing 7' x 9' walkthrough door, including its frame and associated hardware. Taking care not to disturb the flooring near the door as it is asbestos containing material. o Prepare the existing openings for the installation of new doors, including any necessary structural modifications, header reinforcement, and framing adjustments to accommodate the new door dimensions. This includes ensuring plumb, level, and square openings. o Dispose of all removed materials in accordance with local regulations. 2.3. Installation of New Doors: o Install one (1) new 20' x 9' insulated overhead door. The door shall be commercially rated, include a 3-button station, safety photo eyes, and an electric door opener suitable for the door size and expected usage. o Install one (1) new 7' x 9' insulated overhead door. The door shall be commercially rated, include a 3-button station, safety photo eyes, and an electric door opener suitable for the door size and expected usage. o Ensure all doors are properly balanced, aligned, and operate smoothly. o Install all necessary tracks, springs, cables, and hardware for both new overhead doors. o Seal all perimeters of the new door installations to ensure weather-tightness. o Upon completion of door installation, all disturbed interior and exterior surfaces, including but not limited to drywall, paint, siding, and trim, shall be repaired, patched, and finished. o All finishing work shall seamlessly blend with the existing adjacent surfaces in terms of texture, color, and material, ensuring a consistent and aesthetically pleasing appearance. The intent is for the completed work to match the existing facility finishes. 2.5. Post-Installation: o Test the full functionality of both new overhead doors, including safety features and openers. o Clean the work areas of all debris and construction materials. o Provide owner's manuals and warranty information for all installed equipment. o Provide a brief operational training for designated facility personnel on the proper use and basic maintenance of the new doors. 3. Materials and Specifications o Overhead Doors: Commercial grade, insulated steel doors, minimum R-value of 12. Color to be specified by the client prior to order. o Door Openers: Commercial duty electric operators, 1/2 HP minimum, with corresponding safety features (photo eyes, auto-reverse). o Hardware: Heavy-duty commercial hardware, galvanized steel tracks, and components. o Sealing: All perimeters sealed with appropriate weatherstripping and caulk. o Finishing Materials: To match existing finishes in color, texture, and quality. 4. Schedule The projected timeline for completion of the work is 90 business days from the Notice to Proceed. A detailed project schedule will be submitted by the Contractor for approval within 10 days of contract signing. 5. Deliverables o Fully installed and operational 20' x 9' overhead door. o Fully installed and operational 7' x 9' overhead door. o Finished surfaces matching existing adjacent finishes. o Manufacturer's warranties and user manuals. o As-built drawings (if significant structural modifications beyond standard framing are required).
