Renovation of a multi-residential development in Ithaca, New York. Completed plans call for the renovation of a 28,700-square-foot multi-residential development.
Question deadline: 02/19/2026 Each Bidder shall acquaint themselves with location conditions as they exist, as well as the character of the necessary work to be carried out under the proposed Contract. A Pre-Bid meeting and walkthrough will be scheduled, providing an opportunity to ask and receive responses to questions, and make inquiries regarding the facilities and conditions relating to the work under the Contract. Bidders are required to thoroughly examine the Drawings, Specifications, and all associated Bid Documents, and by submitting a Bid, affirm satisfaction as to the nature and location of the work, and all conditions affecting performance. Bid submissions must include the Base Bid entered in the electronic project management Portal using the Schedule of Values, and must include additional required information: Bid Proposal Certification Form, Bid Bond, Bond Surety Company, Bonding Rate for Change Orders, Proposed Project Team and Resumes, Proposed Project Schedule, Unit Pricing, and Substitutions. The Bid Proposal Certification Form must be signed by authorized Principals or Officers and submitted without alteration unless properly initialed and dated. Each Bidder must furnish a Bid Bond electronically in the amount of 10% of the Bid Amount, guaranteeing execution of the Contract if awarded. Bidders are required to list all portions of the work they propose to perform directly and all principal subcontractors, materials suppliers, and/or manufacturers for the principal trades or subdivisions of the work as part of the Proposal. Subcontracts shall be awarded only to parties satisfactory to the Owner and Architect, and all suppliers must be approved individually. All unit prices requested must be bid without exception, and include all installation or omission work, shoring, bracing, dewatering, and incidental work with all overhead, profit, and charges included. Proposals shall conform to Bid Document requirements, but substitutions for material, equipment, or methods may be offered with a deduction amount if accepted. All Bidders are required to bid on all Alternates if requested. Base Bid and required information must be prepared and submitted electronically through the project management Bid Portal. Completed Proposals are due via the Portal by the specified deadline and must not contain recapitulation of work. No oral, written, electronic, or telephonic proposals or modifications will be considered. Bid Proposals will be opened electronically, and results posted to the Facilities Contracts website. The Owner reserves the right to accept or reject any or all Proposals and to waive any informalities in Bidding. Award will be made to the lowest responsive and responsible base bid, with qualifications of Bidders and proposed subcontractors taken into account. Bids must remain valid for at least ninety (90) calendar days following the bid opening date. Prior to commencement of work, the successful Bidder must submit payment and performance bonds, each in the amount of 100% of the contract price, satisfactory to the Owner. The successful Bidder shall submit a complete Schedule of Values showing the amounts allocated to various trades, suppliers, and subcontractors, aggregating to the contract sum, if requested. Estimated Construction Budget: $650,000-$660,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
