Renovation of a municipal facility in Lake Charles, Louisiana. Completed plans call for the renovation of a municipal facility.

The project is for the Magnolia Building Renovations and Improvements Project (Bid #DB-2025-FM-177). Contract documents, including drawings and technical specifications, are on file at the office of Champeaux, Evans, Hotard, APAC. Bids are to be accepted only from contractors licensed for Building Construction. All bids must be accompanied by a bid security equal to five percent (5%) of the sum of the base bid and all alternates. The successful bidder will be required to furnish a Performance and Payment Bond in an amount equal to one hundred percent (100%) of the Contract amount. Preference is given to materials, supplies, and provisions produced, manufactured, or grown in Louisiana, quality being equal to those offered by competitors outside the state. The Calcasieu Parish Police Jury/Owner reserves the right to reject any and all bids for just cause as permitted by law. All bids must be plainly marked as indicated in the bidding documents. Access to electronic bidding is available through the specified government website. Question Deadline 03/10/2026 Bidders, requiring clarification or interpretation of Bidding Documents, shall make a written request to the Architect to reach him at least seven (7) days prior to the date of receipt of bids. This project involves building renovations and site improvements to include interior floor renovations to the 1st, 2nd, 3rd, 4th, 5th, and 7thfloors of the Magnolia Building toinclude, walls, floors, ceilings, hardware, security, lighting, finishes, electrical, mechanical and plumbing. The Work of the Project is defined by the Contract Documents and consists of, but is not necessarily limited to, the following: o Interior Renovations to the first, second, third, fourth, fifth and seventh floors of the Magnolia Building, a Calcasieu Parish Police Jury - owned facility. o Sequencing of work shall be coordinated with the Owner. The 4th floor shall be priority 1 so that when complete the occupants currently housed on the 7th floor can occupy the fourth floor and then work can begin on the 7th floor. o Work areas on floors 1, 2, 3, 4 and partial 5 are unoccupied and partially gutted. These floors can be used for material lay-down area, etc. There will be NO outside area provided for material lay-down. o The contractor shall provide protective matting in one elevator used to bring materials up and down. o The contractor shall bring in materials before 8am and after 4:30pm on weekdays so as not to disrupt the normal business in this building traveling up and down the elevator. o The contractor shall be responsible for moving the Owner's movable items (furniture and equipment) in and out of the building and to the Owner's off-site storage at 3001 Industrial Avenue.
