Project Location: Arts Complex - Hallway and Lobby Access Points El Camino College Campus 1. Project Description The El Camino Community College District ("District") is soliciting bids from qualified, licensed contractors to furnish and install ADA-compliant automatic door operators at four (4) existing double-glass door openings serving hallway and lobby access points within the Arts Complex. All door openings are currently ADA compliant in terms of clearance and hardware. The scope of this project is limited to the installation of automatic door operator convenience features and integration with an existing electronic card access control system. 2. Scope of Work 2.1 General The Contractor shall provide all labor, materials, equipment, supervision, and coordination necessary to deliver a fully operational, code-compliant ADA automatic door operator system at each opening. 2.2 Door Openings Four (4) existing double-glass door openings Locations limited to hallway and lobby access points only Final door locations to be verified during a site walk. 2.3 Equipment Contractor shall furnish and install the following (or District-approved equal): LCN Senior Swing automatic door operators for double-door applications ADA-compliant push-button actuators (interior and exterior, as applicable) Required power supplies, control boards, relays, and accessories All conduit, wiring, junction boxes, and mounting hardware Interface components required for integration with the existing card access control system 2.4 Integration with Existing Systems Coordinate with District Facilities and District-designated access control personnel Provide dry contacts/relays and wiring necessary for door operators to interface with existing card readers Card access control hardware and programming are by others; contractor shall provide all necessary interconnections 2.5 Installation Requirements Install all equipment per manufacturer specifications and applicable codes Provide reinforcement or mounting brackets as required for glass door assemblies and frames Install conduit and wiring in a neat, code-compliant manner Patch, repair, and refinish disturbed surfaces to match adjacent conditions Maintain safe ingress/egress at all times during installation Coordinate work to minimize disruption to campus operations 2.6 Testing and Commissioning Adjust opening speed, hold-open time, and closing force to meet ADA requirements Test push plates, access control activation, and safety features Demonstrate system operation to District staff Correct all deficiencies prior to final acceptance 3. Codes and Standards All work shall comply with, but not be limited to: Americans with Disabilities Act (ADA) California Building Code (CBC) California Electrical Code (CEC) NFPA 80 and NFPA 101 (as applicable) Manufacturer installation requirements Local Authority Having Jurisdiction (AHJ) 4. Submittals Contractor shall submit the following prior to installation: Product data and cut sheets for all proposed equipment Shop drawings showing operator and actuator locations Electrical and low-voltage wiring diagrams Proposed installation schedule 5. Schedule Contractor shall provide anticipated start and completion dates Work shall be completed within the timeframe agreed upon at award 6. Warranty Minimum one (1) year warranty on workmanship Manufacturer warranty on automatic operators and components Warranty period shall commence upon District final acceptance 7.
