Renovation of a mixed-use development in Saint Johns, Michigan. Completed plans call for the renovation of a theater / auditorium.
Remove existing floor and dispose. Contractor is responsible for protection of surrounding space and doors from damage and for providing a dumpster. The concrete slabs on or below grade must be adequately waterproofed beneath the slab and at the perimeter walls and on earth side of below grade walls by the general contractor using a suitable membrane. The basis of design shall be Plyron sheeting. Manufacturer must be a MFMA Mill Member in good standing, experienced in the field, and have been in business for at least ten years; Action Floor Systems, LLC or an approved equal. Floor system manufacturer must be solvent with no bankruptcy proceedings in the previous seven years and must be registered in the Collaborative for High Performance Schools (CHPS) Product Database. The flooring contractor must be approved by Action Floor Systems, LLC. Sub-contractors are not allowed on this project. The wood flooring shall not be installed until all masonry, plastering, tile, marble, and terrazzo work is completed, and overhead mechanical trades and painters have finished in the wood floor area. The building must be reasonably dry, with all openings closed in and permanent heating and air conditioning installed and operating. The concrete subfloor must be dry, free of foreign materials, and broom clean. Indoor relative humidity should be maintained between 35 percent and 50 percent, and air temperatures between 55 degrees and 75 degrees. Install whole sheets starting at the front with the first piece centered on the stage and continue out from center spacing each panel a dime width apart for expansion. The second and continuing rows must be installed in a running bond pattern. Fasteners shall be installed 3 screws by 5 screws equally spaced on each panel starting 3 inches from the edge. Abrade floor with 180 grit sandpaper, vacuum and tack the floor before painting. Finish with 2 coats of matte black stage paint in accordance with manufacturer's recommendations. Affix rubber base to wall, miter all corners, use pre-molded outside corners, and install aluminum thresholds as required. Clean up all unused materials and debris and remove from premises, properly disposing of all waste materials. Upon completion, care and maintenance instructions of the MFMA must be followed.
