Site work and new construction of a municipal facility in Onley, Virginia. Completed plans call for the construction of a municipal facility.

The Town of Onley, Virginia, is seeking proposals of qualifications and experience from qualified architects and architectural firms for design, bidding, and construction management services related to the construction of a new town office facility to be located at 25571 E. Main Street, Onley, Virginia. Respondents must be licensed architects in the State of Virginia and present demonstrated evidence of ability, qualifications, and experience successfully completing similar projects for small local governments. Each proposal must include a listing of similar projects completed, a contact person of reference for each project, the credentials and hourly rates of all personnel expected to participate in the proposed project. More details are available in the RFP, which may be obtained at the Onley Town Office. The Town of Onley reserves the right to accept or reject any and all proposals. The Town of Onley, VA (the "Town") is seeking qualified architectural and construction managementfirms to provide comprehensivedesign and construction management servicesfor the developmentof a new single-story, approximately2,000 square-foot Town Hall and associated government offices . Design of a single - story structure of approximately 2,000 sq. ft . - Office spaces for administrative staff and elected officials - Reception and public service counter - Meeting / conference room ( s) - Council chambers or multipurpose community room - Mechanical , electrical , IT , and storage areas - Site planning, parking layout, utilities coordination, and accessibilitycompliance - Construction managementthrough project completion Scope of Services .1 Architectural and Engineering Design - Schematic design, design development, and construction documents - Structural, mechanical, electrical, plumbing, and HVACengineering - Space planning and interior design - Code analysis and compliance (local, state, ADA) - Cost estimating and value engineering - Assistance with permitting processes .2 Construction Management - Develop and manage project schedule - Overseebidding and contractor selection process - Coordinate with contractors , subcontractors , and suppliers - Provide construction oversight , inspections, and quality control - Manage budget and change orders Deadline for Questions : 3/17/2026
