Site work, paving and new construction of a mixed-use development in Cherokee, Iowa. Completed plans call for the construction of a transportation facility; for site work for a transportation facility; water / sewer project; and for paving for a transportation facility.

The scope of work includes the construction of an aviation fuel facility at Cherokee County Regional Airport. Work categories include airport fueling systems, electrical and controls, electrical equipment and supplies, roadway pavement markings, traffic control devices including signals and signing, general construction, storm drain and paving, electrical installation construction, elevated and ground storage tanks, fencing, guardrails, handrails, stormwater improvements, temporary erosion control, and paving with asphalt or concrete. Bidders may obtain project documents from QuestCDN.com and may receive up to two sets of project documents at no charge. Each bid shall be accompanied by a Bid Bond in an amount equal to five (5%) of the total amount of the bid. Bid Bond must be on the form provided with the Contract Documents. The right is reserved, as the Cherokee Aviation Authority may require, to reject any and all bids and to waive any informality in the bids received. Bidder hereby agrees to commence work under the contract on of before date to be specified in a Notice to Proceed and to complete the work within eighty-five (85) calendar days. Failure to complete the work under the specified schedule will result in liquidated damages of $500.00 per calendar day until the project is complete and ready for operation. Punch list items shall be addressed fourteen (14) calendar days from final inspection unless time extensions are authorized in writing by both the Owner and the Engineer. Failure to complete punch list items under the specified schedule will result in liquidated damages of $250.00 per calendar day. This project is subject to the requirements of 49 CFR Part 26 Disadvantaged Business Enterprise Participation. The owner has established a contract goal of zero-percent participation for small business concerns owned and controlled by qualified disadvantaged business enterprises (DBE). The bidder shall make and document good faith efforts, as defined in Appendix A of 49 CFR Part 26, to meet the established goal. 210758-006 Question Deadline 04/09/2026 A bidder requiring a clarification or interpretation of the project documents shall make a written request to the Owner or Engineer. The Owner or Engineer must receive the written request a minimum of seven (7) calendar days prior to the date of the bid opening.
