Remodeling and renovation of a multi-residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a multi-residential development; and for the renovation of a multi-residential development.
Scope of work and specifications for remodeling and repairs at 1027 S 10th St, Milwaukee, WI 53204-1340. Contractors must respect the privacy of clients and visit the property only after contacting the owner by phone and confirming an appointment. Showing up unannounced is not acceptable. Bids are solicited for general contractor services for this property. Please contact John Burke at (414) 286-5652 for new Rehab Specifications. ONLY ONE COPY PER CONTRACTOR. EXTERIOR HOUSE 1 General Note - Historic Repair and Replacement Requirements: This property is in apotential Historic District. Where indicated, the work shall be performed as follows; A.) "Repair"; For all minimally damaged and acceptable material, remove all old paint utilizing a non-abrasive method. Re-secure any loose wood with concealed nonstaining fasteners. B.) "Replace"; For all badly damaged and unrepairable materials, replace with matching materials - no substitutions. Match species, and finish texture (ex. rough-sawn, or smooth). All replacement trims, moldings, decorative details and brackets shall match the existing profiles. For all areas with underlying water damage, rodent damage, etc., replace the underlying structure as necessary to create a solid fastening substrate for the new materials. C.) Prep and Finishing; Apply a paintable wood preservative (Ex. PenaShield Clear Wood Preservative). Prep the wood, and apply a quality primer. Apply paintable exterior caulking and/or exterior spackle at all seams, cracks, gaps, and holes, then cover these repairs with a second coat of primer. Finally, apply a minimum of two coats of finish paint. See Work Item #3. D.) Workmanship; All wood repairs/replacements shall be uniform, seamless, and inconspicuous. All painting shall be uniform, and have clean and straight cut-lines. Clean up all spatters. NOTE 2 Rear Porch: A.) Replace the porch deck structure, entirely. B.) Install new wood stairs, and guardrails. C.) Replace the overhead roof structure, entirely. Use only pressure treated wood. Install flashing at the connection between the vinyl siding, and roof intersection. Install synthetic roofing felts, and metal drip and apron flashing. Provide all necessary flashings, and minimum 30 year dimensional shingles. CV, (PERMIT) 3 Soffit and Fascia Repairs: Repair or replace all damaged fascia and soffit boards. Apply paintable caulking at all gaps and cracks. Scrape, prime paint, and finish paint the entire soffit and fascia. Colors per owner. (Noted area of repair: South side of roof.) See Work Item #1. Miscellaneous: The contractor is responsible to field verify all measurements, the amount of materials needed, and the number of windows in the building. If any item in this scope calls for a certain manufacturer, model number, or approved equivalent of a particular item, and that item is to be substituted, both NIDC and the owner must approve the substitution in writing as a part of the contract. Both the "Rehabilitation and Technical Specifications and Performance Standard for the City of Milwaukee - February, 2006" and the "NIDC Addendum to Specifications," dated 8/23/07 & 5/13/08, are incorporated into this scope by reference. These items provide an outline of materials requirements & performance expectations. Updated copies can be obtained from NIDC @ 809 N Broadway-3rd Flr. Lead Related Work: Any task that a disturbs previously painted surface shall be performed by properly certified personnel and follow the State of Wisconsin Department of Health Services Administrative Code Chapter DHS 163 regarding the certification for the identification, removal and reduction of lead-based paint hazards (Pb). And, if applicable: Any task that disturbs a previously painted surface requires Milwaukee Health Department notification (Pb-N). Window replacement shall be performed by properly certified personnel and requires a Milwaukee Health Department Permit (Pb-A). 4 Gutters and Downspouts: The main roof North/South gutters are "K" style, and are hung from the sloped roof-edge fascia. There is a space behind each gutters where roof water drains behind the gutter. Additionally, it appears the gutters do not slope adequately to the downspouts. Repair these problem issues. If necessary install roofedge aprons, to direct water only into the gutter. 5 Front Entry Porches (lower): A.) Remove and replace the porch structure, and tongueand groove decking. Install additional treated wood posts with frost proof footings as necessary for support. Install perimeter trim boards, and skirting. B.) Replace the porch stairs with new code compliant wood stairs. C.) Install wood guardrails at the porch perimeter, and guardrails with finished (painted) handrails at each side of the stairs, per the attached details. D.) All construction is to be code compliant. E.) For treated wood, allow sufficient weathering, before painting. See work Item #1. (PERMIT), 6 Front Entry Porches (upper): A.) Structure; Replace all rotten structural wood members. Re-level the structures. B.) Architectural Details; Replace the missing/unsavable wood columns with historically appropriate round/fluted columns. Rebuild the beams, ceiling, and fascia to match the original design. C.) Decking; Install a fully adhered EPDM membrane. Install termination bars at all perimeters. Seal any penetrations through the membrane with appropriate sealant. The membrane shall chase up the building wall, behind the finish siding (cedar shingles). The siding at this area will likely need to be completely replaced. D.) Guardrails; Install wood guardrails, per the attached details. E.) Gutters/Downspouts; Install new gutters and downsputs with drainage directed to grade, at inconspiupous locations. F.) All construction is to be code compliant. See Work Item #1.
