Kirkwood Community College intends to enter into a Guaranteed Maximum Price contract for phased construction of an Interior Remodel at East Hall, 1025 Kirkwood Pkwy. SW, Cedar Rapids, IA 52404. A two-step solicitation process will be used to select a Construction Manager at-Risk (CMaR) based on best value. All CMaR submittals must demonstrate sufficient qualifications based on similar projects, past performance, safety record, proposed personnel, and proposed methodology. Qualified respondents will then be asked to submit their proposed fees and project schedule. The proposal offering the best value according to the published selection criteria and ranking evaluation will be selected. This Interior Remodel at East Hall Project for Kirkwood Community College will include 3 SubProjects. These Projects will be done consecutively through phasing. The three phases shall be Office Renovation, Classroom Buildout, and Administration Renovation. The entire project includes approximately 7,496 SF in Office Renovation, 7,035 SF in Classroom Buildout, and 11,957 SF in Administration Renovation. All work will comply with applicable building codes, accessibility requirements, and both classroom and office occupancy standards respectively.
