Renovation of a multi-residential development in Parsons, Kansas. Completed plans call for the renovation of a one-story above grade, four-unit multi-residential development.

The scope of work includes providing all labor and materials for repairs to foundations and interior floor slabs at two single-story duplex apartments. Work consists of excavation and installation of perimeter foundation piers, injection of an approved 2-part, closed cell polyurethane expanding foam under interior floor slabs to raise and level the floors, and additional items necessary for a complete and functional installation. Contractors must use the attached plans and technical specifications to determine the full scope and provide their proposed materials and methods. The work includes: - Excavation around perimeters for the installation of piers under the footings, driving piers to resistance, lifting footings if necessary, and backfilling and grading surface areas when stabilized. - Drilling through floor slabs with minimal damage to utilities and finished flooring, injecting foam to fill voids and lift slabs, and grouting holes afterward. - All sheet rock repairs, carpentry, and painting will be provided by the Owner, and care must be taken to minimize damage. - Base bid work is limited to areas shown on the plans; extra work requires a change order. - Contractors are responsible for daily cleanup and debris removal. - Additional work identified post-award may be executed via change order. - All work must comply with contract documents, with weekly certified payroll reports submitted. Instructions to bidders: - Proposal pricing should be valid for 30 days, with one company approved within 30 days of proposal submission and a 60-day contract period. - No progress payments will be made until the project is complete unless assurance of completion is provided. - Proposals must use the provided bid form and include a non-collusive affidavit, certificate of insurance, proposed layouts for hole and pier locations, and submittal data for proposed products (including warranties). - No bid security is required. - Compliance with applicable federal, state, and local laws is required, as are insurance certificates and adherence to Build America/Buy America Act requirements. - The Housing Authority reserves the right to reject any or all proposals and is exempt from sales tax. - The contract will be awarded to the lowest qualified bidder who meets submission and reference criteria.
