Site work for a water / sewer project in Castle Pines, Colorado. Completed plans call for site work for a water / sewer project.

The District operates a five (5) MGD direct filtration water treatment plant and stores treated water in two circular buried tank structures collocated at a The Country Club at Castle Pines. Tank #1 is 2-MG and was constructed in the mid-1980s, Tank #2 is 1.5-MG and was constructed in the mid-2000s. Kennedy Jenks assessed both tanks in 2024 and documented findings and recommendations in the Tank Evaluation Report dated 19 November 2025. Recommendations include: repair of exposed wall ties, repair of column cracks and honeycombing, repair of floor cracks, replacement of a failed membrane system at Tank #1, repair of exposed coarse aggregate in walls, repair/replacement of corroded metal equipment (valves, overflow box, stairs), and application of a new coatings system. The recommendations are intended to extend the usable life of the tanks. The South Tanks Rehabilitation Program will consist of implementing the rehabilitation recommendations identified in the report and additional upgrades as follows: o Demolition and replacement of the existing 4-foot diameter by 24-foot-deep valve vault with a 12.5 x 7-foot rectangular valve vault and associated waterproofing, safety, and electrical upgrades. o Installation of a new sump pump into the new valve vault. o Demolition and replacement of the 18-inch, 8-inch, and 6-inch diameter piping and appurtenances around the new valve vault including an 18-inch and 8-inch butterfly valves. The piping must be tied into the existing ductile iron piping at the limits of replacement. o Installation of new access hatches at Tank #1 to match Tank #2. o Installation of a new level transmitter for Tank #1. o Installation of electrical upgrades to solar power at Tank #2. o Installation of a new float switch for backup level measurement at Tank #2. o Design the abandonment of the 8-inch water main east of the existing valve vault. The District has retained Kennedy Jenks Consultants, Inc. as the Design Engineer for this project. The District anticipates releasing the CMGC Contractor Services RFP in April 2026. Construction activities will occur during the winter months when The Country Club at Castle Pines is not in service, and when each tank may be taken out of service one at a time. The District requires that one tank always remain in service, therefore, the work may require two winter seasons to complete. During the pre-construction phase, the District is looking for support with: o Identification of and securing all necessary permits, licenses, and inspections including confined space entry. Confined space entry documents must include training records and written program. o Pipeline condition assessment and locating at South Tank #1. o Design of any potential shoring system for the new valve vault. o Design support with final tank repairs, including interior tank coatings. o Collection of quantities for tank repairs. o 60% design constructability review and cost model development o 90% design constructability review o Development of a Guaranteed Maximum Price (GMP) Proposal.
