Renovation of an educational facility in Zionsville, Indiana. Completed plans call for the renovation of a educational facility.
Sealed proposals are solicited for the 2026 Partial Roof Replacement Project at 1000 Mulberry Street, Zionsville, IN 46077, specifically for Roof Area RF14. Work must adhere to specifications and drawings prepared by the designated Architect/Roofing Consultant. Proposals must be submitted in duplicate, using the provided Bid Form and including Indiana State Board of Accounts Form No. 96 (2013), Parts I and II. Each proposal must be accompanied by a satisfactory Bid Bond, certified check, money order, or cashier's check for not less than five percent (5%) of the total bid price, in a sealed opaque envelope with the Bidder's name and address. Bidders are encouraged to promote participation by qualified minority subcontractors for work not performed by their own forces and must provide written evidence of such solicitation. The project is to be awarded as one Prime Contract Bid. The Owner reserves the right to accept or reject any or all bids and may waive informalities or errors. Bidders are strongly recommended to attend the scheduled pre-bid meeting. Documents may be examined at the specified administration building or obtained for a non-refundable fee from the noted location. Questions should be received no later than April 1, 2026, at 3:00 p.m. EDT 2. Submit questions in writing to Robert Cleere, RRC, RWC, RRO, by e-mail at rcleere@technicalassurance.com SUMMARY OF BASE BID / ALTERNATE ADD WORK ITEMS: A. Protection of site and building conditions. Protection of existing roof systems that may be trafficked across to access areas of work. . Removal of the existing membrane roof systems, including ballast, insulation systems, flashing systems, sheet metal flashings and penetrations flashings down to existing substrates in areas of roof replacement work. Contractor is responsible for keeping the roof watertight throughout the construction process. 1. Remove any existing debris and clean existing roof surfaces per Manufacturer's requirements. 2. Special care and caution shall be used during roof removal where spray-applied fireproofing has been applied to the undersurface of the decking condition, and/or the deck type may be perforated and allow for debris entry into the interior space of the building. Contractor shall be responsible for the repair of all damaged conditions, and the clean-up of all soiled conditions. 3. In the event of inclement weather or other non-workdays, contractor shall check jobsite daily to ensure roof and tie-ins remain watertight. a. Any required repairs shall be made immediately to prevent water infiltration. 4. Any damage caused by leaks is the responsibility of the Contractor. All damage will be repaired at no cost to the Owner. C. Repairs must be made to any surface condition that will not allow the new roof system to lie flat per Industry Standards, Owner, Consultant, and project document requirements. The surface must be clean, smooth, and secured properly to existing substrate prior to the installation of the new roof systems. 1. The substrate must be dry, relatively smooth, free of protrusions, debris, sharp edges, or foreign materials and must be free of accumulated water, ice, and snow. Cracks or voids in the substrate greater than 1/4" (6 mm) must be filled with a suitable material.
