Renovation of an elderly care / assisted living facility in Zionsville, Indiana. Completed plans call for the renovation of a elderly care / assisted living facility.
In general, the work consists of, but is not necessarily limited to, garden home siding, window, and gutter replacement, as required by the Bidding Documents, Agreement between Owner and Contractor, General Conditions, special conditions, Specifications, and Drawings. The project will benefit the Zionsville Meadows Nursing Home and the public, and will be awarded to a general contractor with a complete bid for all specified work. Instructions to bidders: Bids must be submitted on forms found in the Bid package, contain the names of every person or company interested, and be accompanied by (1) Revised Form No. 96 (including a financial statement, statement of experience, proposed plan or plans for performing the Work, and equipment available for performance of the Work), and (2) a Bid Bond or certified check in the amount of 10% of the total Bid. The successful Bidder will be required to execute the Agreement within fifteen (15) calendar days of acceptance of the Bid, and furnish a Performance Bond and Payment Bond, each in the amount of 100% of the Contract Price. Contractors must comply with state antidiscrimination provisions, verify the work eligibility status of all employees through E-Verify, and sign an affidavit regarding employment of unauthorized aliens and compliance with state laws. The Owner reserves the right to reject or cancel any and all Bids, waive irregularities, and accept any Bid deemed most advantageous to the Owner. Out-of-state corporations must have a certificate of authority to do business in the State. Exterior Garden Home Renovations (15 buildings and 10 garages) See attached plan for location of work. Remove existing aluminum siding complete from (15) garden home buildings and (10) garages. Remove existing gutters, downspouts, soffits, and fascia trim pieces from (15) garden home buildings and (10) garages. Remove all existing exterior windows from (15) garden home buildings. All exterior doors are to remain. Existing garage overhead garage doors are to remain. Remove existing wood fences from (15) garden home buildings. Inspect wall sheathing and replace as necessary if required on (15) buildings and (10) garages. Install new house wrap on (15) garden home buildings and (10) garages. Replace any damaged or rotten wood to accept new metal fascia trim on (15) buildings and (10) garages. Furnish and install new windows on (15) garden home buildings. Windows are to be Alside new construction vinyl window collection 1900 series double hung or equal. Furnish and install all necessary trim and caulking interior and exterior as needed for a finished look. All interior trim work is the responsibility of the contractor and shall match existing interior finishes. Furnish and install new vinyl siding on (15) garden home buildings and (10) garages. Vinyl siding to be .040 thickness double 4.5” dutch lap, low grain texture. Color TBD. Furnish and install vinyl inside and outside corners and channels where applicable. Furnish and install vinyl soffit – vented to match trim color. Furnish and install new 6” gutters and 5” downspouts on (15) garden home buildings and (10) garages. Furnish and install new metal fascia including freeze boards, wood posts, and other exposed trim that are not vinyl. Contractors are responsible for dumpsters and removal of all debris. Contractors are responsible for storage containers if necessary for supplies. Contractors are responsible for securing all building permits if applicable form the City of Zionsville. Contractors must produce a COI prior to contract signing. ll submittals must be submitted and approved before commencement of work. All contracts and payments will be in AIA formats (refer to sample contract and general conditions). Contractors must be able to fill out and notarize AIA payment applications.
