Site work and new construction of a mixed-use development in Institute, West Virginia. Completed plans call for the construction of a 45,000-square-foot laboratory facility; 45,000-square-foot educational facility; and for site work for a educational facility.
The services requested are for Construction Manager at Risk (CMAR) for the WV Agriculture Complex Construction at West Virginia State University. The CMAR will provide necessary construction, delivery, design, management, contracts, administration, and other related professional services. The project involves a multi-level, laboratory-intensive academic and applied research facility of approximately 45,000 gross square feet, including 21,500 assignable square feet of laboratory, teaching, and collaboration space. The building will include laboratories for teaching, food analysis, microbiology, food processing, agricultural and natural resources, cybersecurity, and WVDA analytical labs. Site work covers approximately 2.75 acres and will require grading, utility modifications, access drives, pedestrian connectivity, loading dock and service yard development, and modifications to existing parking and circulation. The CMAR shall be a principal member of the project team, provide comprehensive preconstruction services, develop a Guaranteed Maximum Price (GMP), and, upon acceptance, perform the construction as constructor of record. The CMAR is expected to provide defined work products and management systems for advanced technical and scheduling requirements. The CMAR services will be performed in three phases: Preconstruction Services, GMP Development, and Construction Services. The response must include resumes for a Project Executive, Project Manager, Cost Estimator, Superintendent, and an organizational chart for the Construction Team. Preconstruction responsibilities include schedule development, estimate development, GMP proposal, subcontractor prequalification and bidding, constructability review, permits, budgeting, value engineering, and planning throughout the preconstruction stages.
