Renovation of a mixed-use development in Montrose, New York. Conceptual plans call for the renovation of a 33,900-square-foot medical facility.
The contractor shall provide all labor, materials, equipment, and supervision necessary for the demolition and full renovation of approximately 33,900 square feet within Montrose VAMC Building 14, including the 2nd floor (14AB) and 3rd floor (14CD). Work includes complete demolition and removal of all debris from walls, electrical appurtenances including distribution panels and associated wiring, and defunct HVAC equipment located in the attic and pipe basement. Asbestos and lead abatement shall be performed as outlined in the contract documents. Once the floor slab is exposed, it shall be inspected, sounded for cracks or cavities, repaired, and re-leveled prior to new construction. Two new exit stairwells shall be constructed to meet life safety egress requirements. Renovation work includes installation of new wall, floor, and ceiling systems; new HVAC systems including chillers, exhaust recovery ventilator (ERV/ ERC), dedicated outdoor air system (DOAS), and four-pipe vertical recessed fan coil units under each window; general and toilet exhaust systems; new electrical and telecommunication distribution; sprinkler and fire alarm systems; plumbing piping and fixtures; and all additional items shown in the contract documents. The exterior envelope of the building shall remain and be patched or repaired as required. Location: Montrose VA Medical Center 2094 Albany Post Road, Montrose, NY 10548 The magnitude of this project is between $20,000,000.00 and $50,000,000.00.
