Lexington, KY Time on 04/10/2026 All questions should be submitted by e-mail to cckbidquestions@uky.edu The University of Kentucky desires the services of an experienced and highly qualified construction management firm to provide "FULL SERVICE" construction management on the proposed project. The Construction Manager (CM) selected will become a responsible, cooperative and contributing member of the Owner's professional team for the design and construction of the project. The Construction Manager (CM) will provide assistance and advice and provide management services to the Owner and design consultants to assure the project is completed within defined budget, program and schedule. The total scope of this project is currently $2,800,000 with a total maximum construction budget of approximately $2,270,000, to include costs for Construction Management Services as well as for the award of trade contracts. The CM will be allowed to compete for self-perform trade packages in accordance with KRS 45A.183(3-4). The Construction Manager shall hold all construction contracts, except to the extent that the University exercises its right to enter separate contracts for related work pursuant to article 6.6 of this document. This project includes improvements to building systems on the UK HealthCare Chandler campus. The work involves the replacement of air handler "OP1," which services the second-floor operating rooms in the Chandler Medical Center Hospital (Pavilion H), as the existing air handler has exceeded its useful life. The project scope also includes adding a modular air-cooled chiller to achieve lower operating room temperatures, installing a new, dedicated reverse osmosis water system, and implementing new unit controls to integrate with the existing building automation system.
