Renovation of an industrial development in High Point, North Carolina. Conceptual plans call for the renovation of a three-story above grade industrial development.

The City of High Point is seeking proposals from qualified design-build teams to provide design and construction services for 300 Oak Street-Phase 1 Improvements, as well as preliminary design services for a future Phase 2 upfit. The site at 300 Oak Street is to be transformed from a former industrial building into a creative space focused on workforce development in trade, manufacturing, design, and technology. The project will be delivered in multiple phases. Phase 1 improvements will include: - Advance design for Phase 2 to minimize redundant work, such as front facade design, overall building HVAC approach (including equipment location and coordination for future rooftop units with roof replacement), elevator replacement and install options, interior demolition with Phase 2 in mind, and exterior facade demolition of non-retained components. - Complete hazardous material abatement. - Complete roof replacement. - Exterior masonry repair/repointing. - Replacement of cladding at the southwest corner. - Replacement or refurbishment of exterior windows. - Minor regrading and temporary hardscape at the rear of the building to address water intrusion. The selected Design-Build Team, at minimum, will be required to: - Provide preconstruction phase services including cost estimating, life-cycle cost analysis, value-engineering, constructability reviews, scheduling, and phasing plans. - Provide and maintain Request for Information (RFI) and submittal logs. - Develop and maintain a master project schedule. - Prepare and maintain a cash flow analysis. - Define and prepare scopes of work for bid packages. - Develop a site management plan. - Provide construction management and general contracting services. - Develop a phasing and sequencing plan. - Establish and maintain quality control standards. - Provide a Guaranteed Maximum Price (GMP). The Design-Build team must have experience with at least one project of similar size and scope to be considered for further evaluation.
