The purpose is to establish a prequalified contractors list to perform professional home rehabilitation and/or maintenance contracting services to be undertaken with federal and/or general funding sources. Each project will have specific documentation and a scope of work presented to the approved list for quotation. Home Repair Projects require the repair or rehabilitation of properties in accordance with specifications developed by the City, applicable laws, City codes and ordinances, HUD Housing Quality Standards, NSPIRE, Maricopa HOME Consortium Housing Rehabilitation Standards, State of Arizona Rehabilitation Standards, Energy Star, IECC (2021 edition or better), and Arizona Governor’s Office of Energy Policy Weatherization Standards. These projects may address electrical, plumbing, heating, cooling, roofing, handicap accessibility, code violations, and general welfare and safety issues, as well as upgrading to Energy Star and WaterSense labeled products. Maintenance Projects require qualification to perform maintenance per City codes, Maricopa County standards, and EPA regulations related to asbestos and other hazards. Pre-qualification requirements: Interested parties must submit a completed Contractor Application to be considered for the prequalified contractors list. Contractors selected must be qualified to perform the required work in accordance with the applicable standards and regulations as described above.
