Demolition, site work, new construction and remodeling of a mixed-use development in Pacific, Washington. Completed plans call for the construction of a 18,400-square-foot office development.

Please see Invitation to Bid regarding how to obtain project documents. **As of 4/22/26 Addendum 1 is available. **As of 5/1/26 Addenda 1, 2, 3, and 4 are available. The work involves construction for two primary portions: VRFA Fire Station 38 and VRFA Administrative Headquarters. The VRFA Fire Station 38 portion includes all work described in the Project Manual, Drawings, and posted Addenda. The project consists of a new two-story fire station of approximately 14,960 sq. ft. on a site of about 1.16 acres. The building is a steel-framed structure on deep foundations with three full apparatus bays, support spaces, crew workspaces, crew living spaces, and seven sleeping rooms. Site and offsite work includes site structures, storm water systems, utilities, landscaping, paving, frontage improvements, and additional work as identified in the Contract Documents. The VRFA Administrative Headquarters portion includes all work described in the Project Manual, Drawings, and posted Addenda. The project consists of about 18,400 sq. ft. of remodeling, which includes extensive demolition and repartitioning of spaces in an existing medical office building, exterior envelope improvements, and site work at the perimeter of the building and two parking lots. Bid alternates and additional work as identified in the Contract Documents are also included. Substantial Completion for VRFA Fire Station 38 is to be achieved within 426 calendar days after the Owner’s Notice to Proceed, with Final Completion within 45 calendar days after Substantial Completion. For the VRFA Administrative Headquarters, Substantial Completion is to be achieved within 304 calendar days after the Owner’s Notice to Proceed, with Final Completion within 45 calendar days after Substantial Completion. The Owner may issue a single or separate Notices to Proceed, and intends for both portions to be constructed concurrently. Bid alternates may be added at the Owner’s discretion. The project is subject to prevailing wages. The Owner encourages Minority and Women’s Business Enterprises outreach. Bidders must submit proposals using forms from the Project Manual and provide bid security of 5% of the bid sum. Attendance at one of two pre-bid conferences at the project locations is mandatory for general contractors intending to bid. The Owner reserves the right to reject any or all bids and to waive informalities or irregularities in any bid. The A/E's Estimate for this Project is a range from $21,700,000.00 to $22,500,000.00 (numbers do not include WSST). *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
