Renovation of a multi-residential development in Mobile, Alabama. Completed plans call for the renovation of a multi-residential development.

Project Name: Berkshire Apartments - Securing of Structures. Project Location: 4021 Seabreeze Road N., Mobile, Alabama 36609. Project Number: MES-026-26. Sealed bids are to be submitted for the Berkshire Apartments - Securing of Structures project. Bidders must place sealed bids in the marked receptacle located in the elevator lobby outside the City Clerk Office, 9th Floor South Tower, Government Plaza, 205 Government Street, Mobile, Alabama 36602. Bids will be publicly opened and read in the Atrium Lobby of Government Plaza. A mandatory pre-bid conference will be held at the project site. A representative of the bidder must attend the entire meeting and sign in to be eligible to submit a bid. Bidders must participate in the pre-bid conference, visit the site before submitting a bid, and include all costs associated with the project in their bid. Bid documents can be examined and obtained from the Municipal Enforcement Department, 4851 Museum Drive, Mobile, Alabama 36608. SCOPE OF WORK The Contractor shall provide all labor, materials, equipment, and supervision necessary to properly secure, repair, and maintain the structure located at the above-referenced address. All work shall be completed in accordance with applicable codes and regulations. STRUCTURE SECURING o Install 3/8" or higher polycarbonate panels on all windows o All upper and lower levels shall be secure with the polycarbonate panels. o Field measure and cut the polycarbonate panels to properly fit opening. o Estimated number ofWindows per building: Sixteen (16) single hung windows; Ten (10) double hung windows. Estimated total number ofwindows: six hundred and twenty-six (626) o Contractor shall field verify the total number ofwindows requiring securing. o Existing rear windowsthat are boarded with plywood shall remain. - (NotIn Scope) o Secure all existing front exterior doors and add padlocks. o All padlocks shall be provided and installed by the Contractor. o Estimated number ofFront Doors: Ninety-six (96) o Estimated number of padlocks: Ninety-six (96) o Contractor shall field verify o Provide and install missing Front Exterior Doors, including padlocks. o Provide exterior solid Hollow Meetal Door or approved equal o Estimated number ofmissing doors is five (5) o Contractor shall field verify all missing doors prior to bid. o Install primed and painted wood panels on all rear exterior doors. o Estimated number ofrear exterior doors: Ninety-six (96) o Contractor shall field verify number of doors EXTERIOR REPAIRS o Replace all rotten or deteriorated fascia boards, as identified during field verification. o Remove all damaged gutters and downspout, field verify o Remove all building overhangs and columns. o Estimated number of overhang to be removed: Forty-eight (48) o Field verify missing columns. o Patch and enclose all exposed areas where overhangs have been removed in the front elevation only, install 3/8" or greater treated plywood or approved materials. ROOF REPAIRS o Patch and seal all roof openings, holes, and visible defects to prevent water intrusion. o All areas shall be field verified prior to repair. SITE CLEARING AND DEBRIS REMOVAL o Remove all vines, bushes, shrubs, trash, and debris from the property. o Cut all grass and overgrown vegetation across the entire lot. o Remove all fallen trees, specifically at the rear ofthe property. o Trim or remove tree limbs and vegetation in contact with or immediately adjacent to the structure. o Dispose of all garbage, trash, and debris in accordance with local regulations. CLEANING AND SURFACE PREPARATION o Pressure wash all building surfaces to remove dirt, mildew, and loose material. o Prepare all previously painted surfaces for repainting, including scraping, sanding, and priming as required. PAINTING o Paint all building elevations that have been previously painted. Number ofbuildings to be painted (Estimated fourteen (14) two stories' buildings and mailbox stand shall be painted.) All non-painted brick and vinyl sliding shall be pressure wash only. Field Verified o Bids shall include in the scope of work a price to paint all elevations with Sherwin Williams-Super Paint, color white or match existing color as director by the Municipal Enforcement Deputy Director. Paint and primer or approved equal. Contractor shall do minor prep and power wash to assure the paint will be adhered to existing dwelling. o Ensure uniform coverage and professional finish. o Contractors shall field verify all buildings to be painted and pressure wash. MAINTENANCE REQUIREMENTS o Contractor shall maintain the property in a clean and secure condition throughout the duration ofthe project. pertaining to this project, shall be directed to Gary Jackson, Deputy Director by emailed: garv.jackson@cityofmobile.org or phone at 251-208- 1540.
