Renovation of an educational facility in De Pere, Wisconsin. Completed plans call for the renovation of a 1,515-square-foot educational facility.

Remove and replace existing chiller on rooftop, added steel reinforcement Scope 2 Selective Demolition Provide Sections 02 4119 complete but not limited to: 1. All dumpsters and cost for legal disposal of debris. All debris to be separated by trash, metal, wood, and plastics. 2. Necessary 2 nd shift costs. 3. Temporary dust partitions and floor protection. 4. Provide all equipment needed for demo: lifts, tools, safety items. 5. Provide temporary walls and/or dust partitions as needed to maintain a safe, clean, quiet working environment. 6. Coordination with MEP trades. 7. Necessary temporary supports. 8. All cutting of trenches, walls, floors and roofing called to be demoed on the plans. 9. Include a cost allocation of $1,500 for unforeseen conditions or demo not called out on the plans. Scope 3 Cast-In-Place Concrete Provide Section 03 3005 complete but not limited to: 1. Trade Contractor is responsible for layout. 2. Site clear existing concrete pad, patch concrete slab on grade as required. Top of slab to be flush with adjacent slab. 3. CDS will patch CMU wall where existing pipe is site cleared. Scope 5 Metal Fabrications Provide Sections 05 5000 complete, including but not limited to: 1. Provide metal fabrications to be cast in concrete. 2. Provide metal fabrications to be embedded in masonry. 3. Provide all miscellaneous metal items involved in the completed building, including but not limited to: design and fabrication of metal stairs (grating and treads), grating, stair nosing, bumpers and guard rails, support posts and framing for mechanical equipment, roof deck perimeter angles and plates, miscellaneous metal items fabricated from structural shapes, plates, bars, pipe, tubes, strips and castings which are not a part of the structural steel or other metal systems specified in other sections. 4. Include a $5,000 cost allocation for unforeseen conditions. Scope 7 Roofing and Sheet Metal Provide Sections 07 0150 complete, including but not limited to: 1. Sheet metal flashings that are associated with roofing system. 2. All cutting and patching of any roof penetrations to maintain full system warranty. 3. Pipe boots, collars, etc per plans and specs. 4. Flashing at all roof curbs, piping penetrations, and general roof penetrations. 5. Sealants, and all incidentals necessary to flash, counter flash and tie-in all roofing penetrations, and roofing vapor barrier. 6. Demo shown per plans and specs, 7. Dumpster per your scope of work as required to site clear any/all materials. 8. Fire caulking, sealants, etc to satisfy manufacturer warranty. 9. Temporary roof edge work. 10. Provide and install any additional wood blocking needed for new curbs, piping, etc. 11. CDS to provide and install any decking, supporting steel, etc to close any openings or penetrations related to the MEP scope. 12. Install all curbs provided by the HVAC contractor. 13. Include a cost allocation of $5,000 for penetrations, flashings, and infill not shown on the plans. Scope 9 Finishes Provide Sections 09 0150.91, 09 0170.91, 09 9100 complete, including but not limited to: 1. Patching of existing finishes as necessary for restoration of construction disturbed by work of this contract: gypsum board, acoustic ceilings, painting, other finishes (match existing). 2. Masonry patching will be completed by CDS. This scope of work will match existing finishes of paint color. 3. This includes interior and exterior painting per plans and specifications. 4. Exterior paint: epoxy primer and aliphatic urethane. Prime and finish coats. 5. Include a cost allocation of $10,000 for unforeseen conditions or additional patching that may be required. Scope 23 HVAC Provide Division 23 complete, including 23 0900 Temperature Controls but not limited to: 1. Obtain and pay for all permits for scope of work. 2. Demo equipment shown on plans for this scope of work. 3. Site clear any/all equipment shown on demo plans. 4. Provide dumpsters for your scope of work as needed. 5. Provide roof curbs associated with this Contract, coordinate with roofer/CDS for installation. 6. Penetrations, patching, acoustical sealants, joint sealants, and fire-stopping associated with this Contract. 7. Layout, cutting, core drilling, & sealing of all holes/penetrations. 8. Maintain Fire Rating of all walls, floors, and ceilings upon completion, return to original construction. 9. Equipment per schedule on H701 and specifications. 10. Final pipe connections per plans and specifications. 11. Access panels for associated work. 12. Note specific responsibilities required by this Contract in Divisions 0 and 1. 13. Include ALL necessary overtime to complete scope of work per plans and specs. 14. Include all unloading, lifting, hoisting, ramps, crane etc. to demo and install new chiller. 15. Demo and install all pipes, equipment, valves, controls, etc. for this scope of work per plans and specs. 16. Salvage any existing equipment, control wiring, piping, that is to be re-used in a safe and secure manner to be re-installed after the new chiller is set. 17. Coordinate all roof penetrations with Construction manager. 18. Provide any new curbs for penetrations or equipment to the roofing subcontractor through the Construction Manager. 19. Coordinate patching of floors, finishes, ceilings, etc. with Construction Manager. 20. Coordinate all shut down with Owner/Construction Manager 24 hours in advance. 21. Complete testing and balancing. Provide test result to owner. 22. Complete owner training of new equipment after testing is complete. 23. Provide all pressure testing, startup, etc. per the contract documents. 24. Include a $10,000 cost allocation for unforeseen conditions, added hangers and supports, added piping/insulation not shown on the plans. Scope 26 Electrical Provide Division 26 complete, including but not limited to: 1. Obtain and pay for all permits for scope of work. 2. Layout, cutting, core drilling, & sealing of all holes/penetrations. 3. Demo equipment as shown on plans for this scope of work. 4. Dumpsters for your scope of work as required. 5. Provide a minimum of 20 foot candles of lighting in work areas for construction. 6. For work with existing electric service, see spec section 26 05 02, Demolition. 7. Coordinate demo with other trades. 8. Include all hauling, unloading, hoisting, lifting, loading, carrying, demo and install materials. 9. Site clear all abandoned conduit and wire, remove to nearest splice or origin point. 10. Maintain circuit integrity of all devices not within this scope. 11. Maintain Fire Rating of all walls, floors, and ceilings upon completion, return to original construction. 12. Devices shown on plans "dashed" are to be disconnected and site cleared. 13. Demo drawings are shown as a guide. Confirm locations, tie-ins, and equipment onsite prior to any work being performed. 14. Power interruptions must be coordinated with the owner and construction manager. 15. Disconnect and reconnect all wiring, piping, junction boxes, panels, and equipment. Confirm new layout, equipment sizes, etc with HVAC subcontractor and Construction Manager. Re-route any existing electrical not shown on the plans to accommodate new construction. 16. Provide and install all equipment and accessories per the equipment schedule on the drawings (E201). 17. Submittals and closeout documents per your scope of work. 18. Disconnect and re-route, and reconnect power on roof as needed for any rooftop equipment by HVAC contractor. Provide any curbs for your scope of work. 19. Conflicts that arise due to the lack of coordination with Construction Manager are to be corrected by this contractor at no cost to the project. 20. Include ALL necessary overtime to complete scope of work per plans and specs. 21. Include a $5,000 cost allocation for unforeseen conditions, added hangers, supports, junction boxes, equipment hookups, etc.
