Renovation of an office development in Corpus Christi, Texas. Completed plans call for the renovation of a office development.

USDA's Agriculture Marketing Service Cotton Classing Office in Corpus Christi to renovate selected areas of the building. This includes conversion of storage space into offices, reception area upgrades, flooring improvements, and limited electrical/telecom additions consistent with USDA standards and applicable codes. Project Location - Cotton Classing Office 3545 Twin River Blvd Corpus Christi, TX 78410 Submit questions to james.g.roloff@usda.gov no later than May 19, 2026, at noon CT The estimated magnitude of this project is between $25,000 and $100,000. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The Contractor shall furnish all labor, materials, equipment, supervision, permits, and incidentals necessary to perform the renovations described herein. All work shall comply with applicable federal, state, and local building codes and standards, including electrical and life safety requirements. The Contractor shall coordinate work with the Contracting Officer's Representative (COR) and obtain USDA approval for finish selections and device locations where specified. A. Front Office - Storage Area Conversion to Office 1. Walls & Paint - Repair any wall damage. - Repaint entire room; color shall match the existing office area immediately outside this room. (USDA to approve manufacturer/finish). 2. Flooring - Recarpet the room. Carpet shall match the carpet used in the Front Office. If exact match is unavailable, the Contractor shall submit samples for USDA approval that closely match the existing carpeted areas. 3. Door Modification (Existing Door) - Remove the existing entry door from the opening. - Prepare the door and cut a 24" x 72" opening. - Install one (1) 24" x 72" full-view vision lite kit with tempered safety glass into the door. - Reinstall the door in the original frame; adjust to ensure proper swing and closure. 4. Electrical - Install a minimum of four (4) 125V, 20-Amp duplex wall receptacles--one (1) on each wall--unless already existing. - Exact locations to be field-verified and approved by USDA prior to rough-in. 5. Telecommunications - Install two (2) telephone/internet receptacles. - Exact locations to be field-verified and approved by USDA prior to rough-in. B. Front Office - Reception Area 1. Casework - Remove the existing reception counter. - Fabricate and install a new reception counter constructed of solid wood framing and panels. o Countertop: Formica (high-pressure laminate). o Foyer-facing front: Formica. o All other exposed wood surfaces: stain to match existing building decor. o Submit Formica samples (color/pattern) and stain samples for USDA approval prior to ordering/installation. 2. Flooring - Recarpet the area (see Carpet Standards in Section III). 3. Partitions - Extend reception area wall to square off the administrative area. - Include one (1) door with glass window from the administrative area to the reception/employee pass-through. C. Hallways and Break Room - Flooring 1. Remove and properly dispose of existing tile flooring. 2. Prepare, smooth, and polish the underlying concrete slab to a uniform finish suitable for commercial traffic. D. General Office - Sliding Door Install one (1) acoustic sliding door between the General Office and the newly created Assistant Area Director (AD) office (see Door Standards in Section III). E. General Storage Room - Conversion to Assistant AD Office 1. Removal & Prep - Remove and dispose of all existing shelving. - Repair any wall damage. 2. Paint - Repaint entire room; color shall match the office area immediately outside this room (USDA to approve manufacturer/finish). 3. Flooring - Recarpet the room. Carpet shall match carpet used in the administrative area. If exact match is unavailable, submit samples for USDA approval that closely match existing areas. 4. Door Modification (Existing Door) - Remove the existing entry door from the opening. - Prepare the door and cut a 24" x 72" opening. - Install one (1) 24" x 72" full-view vision lite kit with tempered safety glass into the door. - Reinstall the door in the original frame; adjust to ensure proper swing and closure. 5.
