The Construction Manager shall be responsible for complete construction management services for all phases of the project for a guaranteed maximum price. At each phase, OWNER at its sole discretion will determine whether it will proceed to the next phase or terminate Construction Manager Services on the project. Certain trade construction work will be procured using procedures similar to the Mass General Laws Chapter 149 Filed Sub-bid laws after a pre-qualification process. This is an adaptive reuse of the former Becker College, focused on four buildings and associated campus upgrades. Renovation scope will range from interior modifications to full reconfiguration of designated spaces, and may include new additions to the existing buildings. The project is on an occupied campus.
