Walker County, Georgia is soliciting proposals from qualified contractors to provide all labor, materials, equipment, and supervision necessary to remove the existing roofing system at 10056 US-27, Rock Spring, GA 30739, and install a new TPO (thermoplastic polyolefin) roofing system in accordance with manufacturer specifications and applicable codes. Walker County Government reserves the right to accept or reject any and all proposals, to waive formalities, technicalities or irregularities and to re-advertise if necessary. The following are the specifications requested for this project. 1. Roof Removal o Scarify existing roofing system down to a suitable layer for repair o Remove all existing flashing down to the existing substrate o Dispose of all roofing materials and debris in accordance with local, state, and federal regulations 2. Roof Deck Preparation o Mechanically attach 1/2 " high-density (HD) cover board in accordance with manufacturer specifications 3. Installation of TPO Roofing System o Install 60 mil TPO membrane in accordance with manufacturer specifications o Fully adhere or mechanically fastened membrane as required o Heat-weld all seams to ensure watertight integrity o Flash all walls up and over to create a continuous waterproof barrier o Install new retrofit drains where required to tie into existing drainage system 4. Flashing and Penetrations o Install new TPO flashing at all roof penetrations, curbs, and vertical transitions o Ensure all penetrations are properly sealed and watertight 5. Metal Edge Work o Remove existing metal edge cap o Install new 24-gauge Kynar-coated coping cap o Install new 24-gauge Kynar-coated edge metal o Reseal all edge metal to ensure watertight performance 6. Cleanup o Remove all job-related debris from the site o Maintain a clean and safe work environment throughout the project o Perform final cleanup upon completion 7. Final Inspection o Conduct final inspection to ensure installation meets manufacturer specifications and applicable building codes o Address and correct any deficiencies prior to project completion Notes o All work shall be performed in accordance with manufacturer specifications and applicable codes and regulations o Any unforeseen conditions or additional work will require a written change order approved prior to execution
