The Construction Manager will provide Construction Management at Risk (CMaR) services. The Construction Manager will hold all prime contracts for the construction activities and may self-perform certain portions of the work as permitted by Iowa Public Bidding Laws and Mahaska Hospital. The scope includes both preconstruction services during the Planning phase for a PET CT remodel project and Cost Estimating services for the Design/Planning effort. The project initially involves remodeling to accommodate a new PET CT department, including planning for related areas such as the Women’s Center, Imaging, ER, Ambulance Garage, and relocation of Rehab. The Construction Manager will join planning meetings immediately upon contract award to define the project scope and develop a Construction Management Plan, which will include a master schedule for design, bidding, and construction phases; budget management strategies to maintain costs at or below $900,000; and development of bid package requirements and phasing strategies. The Construction Manager is expected to provide detailed cost estimates in each design stage, attend project meetings to monitor schedules, and coordinate scope-of-work and bid forms with the design team. The contractor is required to demonstrate experience with similar operational hospital projects, compliance with relevant codes and standards, adequate qualified staffing, and financial capacity.
