Renovation of a multi-residential development in Grand Junction, Colorado. Completed plans call for the renovation of a multi-residential development.
The primary objective is the removal of damaged materials and installation of a new 3-tab 25-year composition shingle roofing. Each home has several various requirements, but the scope generally includes: _ Full Tear Off: Removing existing shingles and felt to prepare for new installation. _ Ventilation & Components: Replacement of critical roof components, including continuous ridge vents, turtle-type metal vents, and exhaust caps for kitchens or bathrooms. _ Code Updates: Installation of drip edges, gutter aprons, and ice and water barriers to meet modern building standards. _ Steep Roof Conditions: Several sites require work to be done on steep slopes ranging from 7/12 to 9/12. Beyond the roof scope, the hail impact caused damage to several of the homes' envelopes. The restoration includes: _ Siding & Trim: Sanding, sealing, and painting of wood siding and exterior trim and fascia to prevent water intrusion and restore aesthetics. _ Drainage Systems: Replacement of aluminum gutters and downspouts, often including prime and paint work to match the home's exterior. The scope of services will include full Construction Contracting Services for the project specified during the process of construction and warranty period to the State as per the Advertisement for Bid.
